All items noted on this plan check report must be addressed. If you feel that an item is not applicable to your project, note “N/A” and discuss the reason with the plan checker.Please indicate the sheet number and detail to the right of each correction, or note the number on the plans where the correction is made. Resubmit marked original, calculations and this correction sheet. A separate sheet for response may be used.Please return marked up set of drawings with corrections.The drawings/information submitted for Building Safety Division review is incomplete. The applicant shall, prior to resubmitting, complete all construction documents to show compliance with the 2016 California Building Standards Code with local amendments.Clearly indicate the scope of work under this building permit application:
- Specify the maximum height of the existing chain link fence which needs building permit on plan. Note that structural calculation and structural details may be required.CBC Sections A106.1 and A106.3.4.1, All drawings and supporting documents shall be prepared, stamped and signed by a California licensed architect or registered civil engineer.The applicant shall obtain clearances/approvals for the following prior to building permit issuance:
- Planning Division approval on the corrected/final set of drawings (647-5804.) Previously approved plans
should be submitted to expedite the process.
- Police Department approval on the corrected/final set of drawings (647-5840)- Fire Department approval on the corrected/final sets of drawings (647-5839 or 647-5700)Please include the floor area of this tenant suite and adjacent suite(s). Show building allowable area in accordance with Chapter 5, CBC.On the plan, please specify the use of space and occupancy of the adjacent suites within the building. Occupancy separation may be required. (Table 508.4).Provide doors and chain-link gates detail and elevations including finish floor and door/gate hardware. All doors and gates shall be accessible.Plans shall include a summary of the daily operations of the facility, and where these operations will occur. This may include, but is not limited to: growing, harvesting, drying, curing, trimming, sashing/cleaning, extracting, post-processing, inspecting, testing, packaging, labeling, storing, retailing, etc.EXITProvide on the drawings a complete door schedule, showing:
- Door/gate sizes (CBC Sections 1010.1.1 and 11B-404.2)
- Minimum clear opening width of 32 inches of door opening.
- Maximum width of a swinging door leaf shall be 48 inches. (a few gates appear exceed 48” wide)
- Hardware complying with exiting and disabled accessibility requirements (CBC Sections 1010.1.9 and
11B-404.2.7)CBC Section 1010.1.9, Note on drawing: “Exit doors shall be openable from the inside without the use of a key or any special knowledge or effort.”All doors/gates require a level floor landing on each side in accordance with CBC Sections 1010.1.5, 1010.1.6, 1010.1.7, 11B-404.2.4.4and 11B-404.2.5 and CBC Figures 11B-404.2.4.1 and 11B-404.2.4.2. Provide typical door threshold details and details of change in floor covering material.Two exits or exit access doorways from packaging space 104 shall be provided where the design occupant load or the common path of travel distance exceeding the values listed in Table 1006.2.1. (100 feet maximum common path or travel)On the egress plan, please provide tactile exit signs at each interior exit access gate. [CBC 1013]On the egress plan, provide illuminated exit signs. The exit signs shall be readily visible from any direction of egress travel and clearly indicate the direction of egress travel and at each exit access gate. [CBC 1013]Egress from the office room 103 (B) shall not pass through both storage (S1)and spaces used for similar purposes and also not through the manufacturing area (F1). Please revise egress design. (1016)EXIT DISCHARGECBC Sections 1028.5 and 1022.1. Exiting from any occupied point in a building or structure on the subject site must be continuous, unobstructed, and undiminished to a public way (cannot through vehicular gate). This includes gates which must show compliance with CDB Section 1010.2. Please identify site egress routes from two exterior exit doors to the public street on the site plan and show compliance.ACCESSIBILITYFill out the disabled access compliance documentation form and show proposed design, detail and location of improvement in compliance with accessibility requirements along the accessible path of travel in accordance with CBC Section 11B-202.Doors/gates maneuvering clearances is required at the gate in space 102 for forward approach shall be provided when any obstruction within 18” of the latch side at an interior doorway and 60” minimum in the direction of travel.Door/gate openings shall provide a clear width of 32 inches minimum. Clear openings of doorways with swinging doors shall be measured between the face of the door and the stop, with the door open 90 degrees. Openings more than 24 inches deep shall provide a clear opening of 36 inches minimum. There shall be no projections into the required clear opening width lower than 34 inches above the finish floor or ground. Projections into the clear opening width between 34 inches and 80 inches above the finish floor or ground shall not exceed 4 inches. §11B-404.2.3Handles, pulls, latches, locks, and other operable parts on doors and gates shall comply with 11B-309.4 Operation. Operable parts of such hardware shall be 34 inches minimum and 44 inches maximum above the finish floor or ground. Where sliding doors are in the fully open position, operating hardware shall be exposed and usable from both sides. §11B-404.2.7Add note to plan: The force for pushing or pulling open a door or gate other than fire doors shall be 5 pounds maximum.Swinging door and gate surfaces within 10 inches of the finish floor or ground measured vertically shall have a smooth surface on the push side extending the full width of the door or gate. Parts creating horizontal or vertical joints in these surfaces shall be within 1/16 inch of the same plane as the other and be free of sharp or abrasive edges. Cavities created by added kick plates shall be capped. §11B-404.2.10Detail 1/Sheet G003. Please remove the pictogram, letter and braille on the door-mounted sign.STRUCTURALProvide design, calculation and details for the new chain link fence, footing and it’s anchorage to the foundation to support minimum 5 psf lateral force.Specify the weight of the new roof mounted unit on the roof framing plan.Provide engineering calculations for the support and anchorage of the roof mounted equipment. Verify if the attachment in detail 1/S201 is adequate.
