The applicant shall obtain clearances/approvals for the following, prior to building permit issuance:
-Planning Division approval on the corrected/final set of drawings (647-5804). Previously
approved plans should be submitted to expedite the process.
-Police Department approval on the corrected/final set of drawings (647-5840).
-Public Works Agency approval (647-5039).
- School District Compliance Certificate; and a copy of the building permit application, signed by
the plan check engineer, shall be required by the School District to verify the scope of the work.
Site Drainage Plan:
Please reproduce the Grading Exemption Checklist onto the plan.
2nd Review Comment: Please complete the Grading Exemption Checklist and reproduce/imprint onto the plan.
Site Drainage plan shall be part of the plan set. Please incorporate the Site Drainage Plan into the plan set. Reminder: Plan shall be stamped, signed and dated by a registered civil engineer.
Site Drainage plan: 8” discharge – Please provide detail to show elevations of the discharge vs. alley finish elevation.
2nd Review Comment: Please provide detail for the 8” discharged and show elevation of the discharge in relative to the finish grade of the alley.
Sheet 1:
2nd Review Comment: Existing 2-car garage built over the property line is not allowed. Please remove existing garage.
2nd Review Comment:Please revise plans to show half address (1013 ½ Cypress Ave) for the proposed ADU. Apply to all sheets.
Please specify minimum Photovoltaic system size on the plan, and specify Photovoltaic system shall be submitted under a separate permit and shall be installed prior to building frame inspection.

Exterior wall located less than 5-ft from the property line shall be protected with one-hour fire-rated wall. Please show one-hour wall and provide fire-rated wall construction on the plan.

2nd Review Comment:Title 24 calculations were not included. Please provide Title 24 Energy Compliance Forms on the plan. Coordinate and revise plan accordingly.
Structural Review Comment:
New structural calculation and plans were provided. Please remove sheet 7 and 8 off the plan.
Detail referenced to sheet SD2 was not valid because there was not detail provided on sheet SD2. Please coordinate and revise plan accordingly.
