BUILDING CODE PLAN CHECK COMMENTS:
The applicant shall obtain clearances/approvals for the following, prior to building permit issuance:
-Planning Division approval on the corrected/final set of drawings (647-5804). Previously
approved plans should be submitted to expedite the process.
- Fire Department approval on the corrected/final set of drawings (647-5839 or 647-5700).
-Police Department approval on the corrected/final set of drawings (647-5840).
-Public Works Agency approval (647-5039).
- School District Compliance Certificate; and a school fee worksheet, signed by
the plan check engineer, shall be required by the School District to verify the scope of the work.
-Grading Permit. Application is made through the Building Safety Division (647-5800) and the
plan review is by the Public Works Agency (647-5039). See item #2 for exceptions.
This review does not include mechanical, plumbing or electrical work. Separate plans, applications, fees, plan checks, and permits are required for mechanical, plumbing, and electrical work. Call 647-5800 for information.
Grading plans and permit are not required if the site drainage plans are provided and pass plan review. Submit (2) sets of site drainage plan prepared by a California registered professional civil engineer with the following minimum information, but not limited to:
Plan(s) shall be stamped, signed and dated by a California registered civil engineer.
Location of all existing and proposed structures, property lines, right-of-way lines, and easements, including dimensions and setbacks.
Drainage slopes and flow patterns.
Drainage system such as swales, french drains, water collection and disposal system, etc.
Drainage plan shall indicate how the site grading or drainage system will manage all surface water flows to be diverted away from buildings and adjoining property lines, in accordance with all applicable codes.
The grade shall fall not fewer than 6 inches within the first 10 feet from the foundation wall. Where lot lines, walls, slopes or other physical barriers prohibit 6 inches of fall within 10 feet, drains, or swales shall be constructed to ensure drainage away from the structure. Impervious surfaces within 10 feet of the building foundation shall be sloped not less than 2 percent away from the building.
A final certification letter from the professional engineer of record stating that the grades were constructed per the approved site drainage plan, shall be submitted to the building inspector prior to final inspection.
Revise the project address to “1721 W Washington Ave, 1727 W Washington Ave, Unit A and 1727 W Washington Ave, Unit B”. Please ensure the correct address is shown on each drawing title throughout the construction document.
Please resubmit Energy calculation (T24 sheets) with clear and legible information on plan.
Sheet T1.0.
Add note on the first sheet that “Solar permit issuance is required prior to perform framing inspection”.
Revise solar PV note that minimum 1.92 KW solar photovoltaic system is required for each ADU…
List all energy sheets (T24-1, T24-2…) in the drawing index.
Add 2019 California Energy Code to the governing Codes.
Revise building information to show:
1721 W Washington: 225 sf.
1727 W Washington unit A: 805 sf. and 20 sf. porch.
1727 W Washington unit B: 805 sf. and 20 sf. porch.
Sheet R1.1.
Site plan. Identify all lot lines on plan enclosing the property.
Site plan. For new AC units serving new ADUs, show location and perpendicular distance to the nearest lot line on the site plan. The location shall be approved by Planning Division.
Site plan.Show distance, measured from the east side exterior wall of the new laundry room to the east lot line.
Site plan.Show distance, measured from the south side exterior wall of the new laundry room to the north exterior wall of the 1721B unit.
Provide the following on address number on each new building:
Show the location of the address number on the site plan. The address number shall be legible and placed in a position that is visible from the street or road fronting the property.
The address number shall be Arabic numbers or alphabetical letters.
Numbers shall not be spelled out.
Each character shall be not less than 4 inches in height with a stroke width of not less than 0.5 inches.
Sheet A2.0.
Per energy calculation, show location of the minimum 46 cfm IAQ fan for each ADU on the floor plan.
Sheet A3.0.
Section A-A. Show 2-layer of type X gypsum board extended through ceiling to the underside of the roof diaphragm and fire blockings at the joints. (1-Hour wall assembly)
Section A-A. Call out R-value on plan at: roof, ceiling and wall insulation.
Callout attic vent locations, sizes and types on plans. Provide attic ventilation calculation to show minimum ventilation is provided.The minimum net free ventilating area shall be 1/150 of the area of the vented spaces. (CRC R806.2)
Sheet A4.0.
Specify ICC approval number and weight per square foot al roof coverings. (CRC R905.3.4 and R905.3.5)
Sheet LRA1.0
Specify safety glass on window 6/W by the entrance door of the laundry room. Glazing within 24” arc of either vertical edge of the door and less than 5’ from the walking surface shall be safety glazed. (CRC R308.4 (2))
STRUCTURAL
Submit two (2) copies of a geotechnical report for the subject project in accordance with CBC Section 1802. The geotechnical engineer shall include in said report applicable items noted under CBC Section 1803.6.
The geotechnical report requires foundation excavations to be reviewed by a geotechnical engineer. Note on the foundation plan "Prior to requesting a Building Safety Division foundation inspection, the geotechnical engineer shall inspect and approve the foundation excavations." (1803)
Submit a signed and stamped letter from the soils engineer indicating that he/she has reviewed the foundation plans and concurs that the plans are in conformance with the soils report recommendations. (1803)
Indicate the design criteria and soils parameters, name of the firm responsible for the soils report and the date and number of the report on plan.
Sheet S4.0 and S5.0. Tie at the top plates on the exterior walls between 2 units on grid line 1 and line 3 at line C.
Sheet S3.0, S4.0 and S5.0. Revise shear transfer details on grid line C to provide continuous load path from roof diaphragm to back-to-back stud shear walls and rafters/joists are parallel to the wall and to the footing. Detail 12/S7.0 and 16/S6.0are not correct.
Sheet S3.0, S4.0 and S5.0. Provide shear transfer details on grid line B and line 2. Provide continuous load path from roof diaphragm though shear walls to the footing.
Detail 4/S9.0. Show embedment depth into the soils, measured from natural grade of the concrete square footing.
Sheet LRS1.0. Specify ceiling beam CBM#1 on plan. Show dimensions, species, and grade of the wood beam.
