If you feel that an item is not applicable to your project, note “N/A” and discuss the reason with the plan checker.Please indicate the sheet number and detail to the right of each correction, or note the number on the plans where the correction is made. Resubmit marked original, calculations and this correction sheet. A separate sheet for response may be used.Resubmit 3corrected sets of plans. The applicant shall obtain clearances/approvals for the following, prior to building permit issuance: -Planning Division approval on the corrected/final set of drawings (647-5804). Previously approved plans should be submitted to expedite the process. -Police Department approval on the corrected/final set of drawings (647-5840). -Public Works Agency approval (647-5039). This project is in a special flood hazard area designated on the flood insurance rate map (FIRM) as zone A. This zone requires that the lowest finish floor elevation (including basement) of the structure shall be at (or above) base flood elevation determined by a hydrology study for the A zone, or at (or above) the base flood elevation. All elevations must be referenced to the National Geodetic Vertical Datum. Reference should be made to the Flood Plain Management Ordinance, Santa Ana Municipal Code, Chapter 7, for complete requirements. Drawings shall show compliance with said ordinance including noting flood zone and finish floor elevation." Note on plans: "A Federal Emergency Management Agency National Flood Insurance Program ELEVATION CERTIFICATE shall be completed by a California Licensed Land Surveyor or California Registered Civil Engineer who is authorized to practice land surveying. The completed ELEVATION CERTIFICATE must be submitted to the Building Inspector at the time of foundation inspection, and a final certificate must be submitted at the time of final inspection." Due to the major repair and alteration to the existing structure, the existing building shall comply with the Federal Emergency Management Agency (FEMA). 2nd Review Comment: Provide documentations to determine the base flood elevation (BFE) and show the existing lowest elevation of the existing building. The lowest finish floor elevation of the structure shall be at or above the base flood elevation. Also, the Elevation Certificate shall be completed prior to the building permit approval. The cost of the alteration/repair less than 50% of the building (structure only) valuation are exempt; appraisal from an approved appraiser and cost estimate from a licensed contractor are required. 3rd Review Comment: Appraisal report by Dieu H. Nguyen – the following are required The appraisal values shall be based on the exiting building prior to the fire damage. Appraisal shall be on the building structure only. Land and other feature shall not be included. The 50% limitation is based on the value of the structure only. Otherwise, provide documentation for the base flood elevation (BFE) and Elevation certificate are required. Or, Letter of Map Amendment (LOMA) is provided. Cost Estimate by Contractor, Tri Hoang Please include the cost of construction for the new ceiling framings (beams) supporting existing roof frame, and foundation. (See structural plans) Sheet S-2 & S-3: 3rd Review Comment: Detail 1/S-5 called out at wall between residence and patio but sheet S-5 was not provided. Please provide sheet S-5. Foundation: Please provide detail to show shear transfer at the exterior and interior shear wall. Provide detail for anchor bolt retrofit at shear wall. 2nd Review Comment: Please provide detail of new shear wall and anchor retrofit for the new shear wall anchors. 3rd Review Comment:Plan was not revised. Please provide detail on foundation plan to show transfer of lateral loads from shear wall to existing footing. Detail of anchor retrofit to existing foundation. Details shall be clearly cross-referenced onto the plan. Additional comments upon reviewing of the revised plans: Sheet Index: Detail sheets S-5 & S-6 were not included in the plan set. Please coordinate and revise plan accordingly. Reminder: Permit application is expired. Plan check comments must be addressed in a timely manner. Sheet A-2 and A-3: Please show existing patio cover at the rear of kitchen (see site plan).
