The applicant shall obtain clearances/approvals for the following, prior to building permit issuance: -Planning Division approval on the corrected/final set of drawings (647-5804). Previously approved plans should be submitted to expedite the process. -Police Department approval on the corrected/final set of drawings (647-5840). -Public Works Agency approval (647-5039). - Proof of Worker's Compensation Insurance shall be required at the time of permit issuance. - School District Compliance Certificate; and a copy of the building permit application, signed by the plan check engineer, shall be required by the School District to verify the scope of the work. This project is in a special flood hazard area designated on the flood insurance rate map (FIRM) as zone A or AE. This zone requires that the lowest finish floor elevation (including basement) of the structure shall be at (or above) base flood elevation determined by a hydrology study for the A zone, or at (or above) the base flood elevation specified for the AE zone, on the flood insurance rate map. All elevations must be referenced to the National Geodetic Vertical Datum. Reference should be made to the Flood Plain Management Ordinance, Santa Ana Municipal Code, Chapter 7, for complete requirements. Drawings shall show compliance with said ordinance including noting flood zone and finish floor elevation." Note on plans: "A Federal Emergency Management Agency National Flood Insurance Program ELEVATION CERTIFICATE shall be completed by a California Licensed Land Surveyor or California Registered Civil Engineer who is authorized to practice land surveying. The completed ELEVATION CERTIFICATE must be submitted to the Building Inspector at the time of foundation inspection, and a final certificate must be submitted at the time of final inspection." Provide Elevation Certificate along with supporting documentations to determine the base flood elevation (BFE). 2nd Review Comment: No response nor documentations are provided. Please comply with the FEMA requirement above. 3rd Review Comment: EC is provided. However, the supporting documents were not provided. The proposed ADU finish floor elevation shall be at or above the base flood elevation. Please provide supporting documents for the base flood elevation (BFE) determination. Otherwise, LOMA is required. Reminder:Final plans shall be stamped, signed and dated by the engineer of record. 3rd Review Comment: Please comply with the following comments based on the revised plans: Sheet A1: Detail 10/A4 called out on the site plan was not applicable. Please coordinate and revise plan accordingly. EC is provided. However, the supporting documents were not provided. The proposed ADU finish floor elevation shall be at or above the base flood elevation. Please provide supporting documents for the base flood elevation (BFE) determination. Otherwise, LOMA (Letter of Map Amendment) is required. Building Section A-A on sheet A4: Finish ceiling height shall be 7-ft clear. Please coordinate and revise building section accordingly. Sheet A4: Foundation plan note #4: Please revise note to provide 18” deep footing at garage door opening. Detail 1/A4 called out new footing was not applicable. Please provide detail for new footing at garage door opening condition. Detail 3/A5: Detail 3/A5 called out at north wall where wall located at 2-ft from the property line – Please revise detail to show zero eave projection (overhang). Sheet A5: Awning is provided over the entry door – Please provide attachment detail for the awning.
