Call 647-5800 for information.The applicant shall obtain clearances/approvals for the following prior to building permit issuance: - Planning Division approval on the corrected/final set of drawings (647-5804.) Previously approved plans should be submitted to expedite the process. - Police Department approval on the corrected/final set of drawings (647-5840) - Public Works Agency approval (647-5039)Will verify prior to obtain building permit. No plan check corrections here. Apply tenant improvement Building Permit for creating new tenant suite (suite 550). A meeting with Planning Division is required for Planning approval. The scope of the new suite may be combined on the same plan with current permit (101107523) for suite 500. However, both plans must be approved and permit issued together. PC2: I do not understand your response: “Completed on 9/9/2021” is not clear. Cover sheet. Project description: Clarify this statement “Suite 500 is a spec suite under separate permit”. This permit is for common area only. Submit plans and obtain permits for TI of suite #500 and #550 where creating new common area may affect existing suites which require permit. If they were submitted, show permit # on this cover sheet. Listed in the “under separate permit” items. If two building permits are sharing with the same plan, address for each suite shall be shown on the title block on each sheet, and supporting documents (e.g. structural calculation, energy design…). PC2: I do not understand your response: “Understood. See sheet I0.1”. Where is the TI design and permit for ##500 and #550? Show building permit # on plan. Provide complete existing floor plan at the entire story prior to alteration including movable partitions (e.g. cubicles) PC2: Sheet I.02 is the same as previous submittal. Only adding “existing” to drawing title. This is not satisfied with this comment. Where is the partitions and movable cubicles within the office space? Plans are required to verify the egress from suites to common area, especially egress doors location. Provide complete proposed floor plan at the entire story being altered and identify the location of each suite and demising walls including movable partitions (e.g. cubicles) (Please do not combine egress plan and the proposed floor plan. Show separate plans) PC2: I do not understand your response: “Understood. Suites labeled on all plans”. Provide reflected ceiling plans for alteration of the ceiling construction. Cross-reference applicable details from sheet I3.1 into the ceiling plan. Sheet I0.1. Clarify of construction in accordance with 2019 CBC chapter 6. Type 1 FR is no longer recognized in the code. Sheet I0.1. Clarify the “the area 1,380 sf.” on plan. Show where is the area on plan to verify the square footage. PC2: I do not understand your response: “Provided on sheet I1.1”. Sheet I1.1 is your egress plan. Please provide a key plan. Highlight the area of 1380 sf. with dimensions for Building Division to verify the square footage.Elevator lobby is also the scope of work area. Sheet I0.1. Revise the cover sheet to show: overall square footage of the entire floor. exiting square footage of the suite 500 (prior to separation) proposed square footage of the suite 500 (after separation) proposed square footage of the new tenant suite 550. Sheet I2.1. At the door #501C, show 18” minimum maneuvering clearance on the pull-side of the new door on plan.EGRESSSheet I1.1. Provide egress plan for both unit 500 and unit 550 showing compliance of the CBC chapter 10. Provide a fully dimensioned means of egress floor plan addressing all occupiable spaces and indicating the following:Calculate and specify the occupant load at individual spaces per Section 1004Specify the overall occupant load of the tenant spaceShow intended egress routes, specifying the cumulative occupant load at exit access doors, corridors, stairways, etc.Show the common path of travel Revisethe exit access travel distance on plan. The distance shall be measured from the remotest point of the occupable space to the exit. Calculate the minimum width of all means of egress components (e.g. aisles, corridors….)Show the required and actual distance between exit and exit access doorwaysShow exit signage and tactile exit signs. Cross-reference signage details.Provide wall legend on this plan.PC2: Per your response, TI for suite #500 and #550 is under separate permit. Please provide permit number for each suite on plan (first sheet scope of work). Egress plan for both TI is required to verify the design of the corridor which be provided as part of the common area design. Sheet I0.6 show egress for #550 but it is incomplete. Show complete egress on both suites with complete information (item a through i). In addition, provide egress plan for #500. (Note that common path of travel at the northeast corner of the suite #500 to the door #501A may exceed maximum travel distance: 100 feet, CBC Table 1006.2.1)On the egress plan, provide tactile signage on the egress side of the new egress doors. Each exit access door from an interior room or area to a corridor or hallway, which is required to have a visual exit sign, shall be identified by a tactile exit sign with the words “EXIT ROUTE.”CBC Section 1020.5, Air movement in corridors. Corridors shall not serve as supply, return, exhaust, relief or ventilation air ducts when required to be fire-resistive rated in accordance with Table 1020.1.Provide a complete architectural section of 1-HR. corridor detailing fire resistive rated construction of the walls and ceilings. Detail all duct and other penetrations CBC Sections 708.4, 1020.1, 716.1, Table 716.1(2) & 717.5.4.Note the following on the plans: “The means of egress, including the exit discharge, will be illuminated to a level of not less than one foot-candle at the walking surface at all times the building space served by the means of egress is occupied”. Note on the plans: “Exit signs shall be internally or externally illuminated at all times. Externally illuminated exit signs shall be connected to an emergency power system (batteries, unit equipment or an on-site generator) that will automatically illuminate the exit signs for a duration of not less than 90 minutes in case of primary power loss.”Doors equipped with a key operated locking device shall have a readily visible, durable sign posted on the egress side adjacent to the door stating: THIS DOOR TO REMAIN UNLOCKED WHEN BUILDING IS OCCUPIED. The sign shall have one-inch high letters on a contrasting background.ACCESSIBILITYFill out the disabled access compliance documentation form by the architect in record. Use separate form for each suite. Clarify in the form and on plan if the existing accessible path of travel fully or partially complies with 2019 CBC and show if any proposed design, detail and location of improvement in compliance with accessibility requirements along the accessible path of travel in accordance with CBC Section 11B-202. Note: Return the filled form at the next plan check submittal.PC2: Your response “NA” is not satisfied.Sheet I0.3. Detail 19. Remove pictogram on the men’s and women’s door mounted signs. Sheet I6.1. Provide accessible drinking Fountains design and details. Show clear floor space, measurements at the alcove and provide and cross-reference details into the floor plan: No fewer than two drinking fountains shall be provided, one shall comply with CBC Sections 11B-602.1 through 11B-602.6 and the other one shall comply with Section 11B-602.7. When a single drinking fountain complies with all of the above listed sections, it shall be permitted to be substituted for two separate drinking fountains. (CBC 11B-211.1) Accessible drinking fountain shall be minimum 18 inches and maximum 19 inches in depth. (CBC 11B-211.1, 11B-602.8) Provide minimum 60 inches clear width (accommodate 60 inches diameter circle) in front of drinking fountain to accommodate front approach; side approach is not permitted. (CBC 11B-211.1, 11B-602.2) Drinking fountains shall be located completely within alcoves, positioned between winged walls, or located not to encroach into pedestrian ways. The protected area shall be 32 inches wide minimum and 18 inches deep minimum, and shall comply with CBC Section 11B- 305.7. (CBC 11B-602.9) PC2: I do not understand your response. You said existing drinking fountain is accessible. However, plan shows only single drinking fountain which does not comply with hi-lo fountains. Please revise plan to clarify. If the drinking fountain does not comply with 2019 CBC and is part of the existing accessible route upgrades, identify on the disabled access compliance documentation form and provide design on plan.END OF COMMENTS
