Revise plan.PC2: See red marks on plan.Sheet D-3. Revise partition typical section view detail of all new partitions and ceilings showing: - Partitions are either span vertically full height to directly supported by the roof framing or bracing diagonally at maximum 45 degree at the top of the non-full height partition walls.- Size, spacing, and material of framing members including diagonal bracing. - It is the project designer’s responsibility to coordinate work with the various trades to ensure that the size of the wall cavity will be large enough to accommodate piping, fittings, ducts, etc. There has been a continuing field problem of 3½” wide studs not being able to accommodate plumbing pipes. - Method of attaching framing to the building structure. Compliance shall be shown with CBC Section 1607.13 for lateral support of the walls. Do not support top of walls to suspended ceiling system unless calculations and drawing prepared by a registered engineer are submitted for review. Submit structural engineering calculations for walls in rooms with a floor to building structure above height greater than 14’. - Anchorage design for the 8-feet tall free-standing partition wall to support minimum 5 psf lateral force. - Sheathing material and details of attachment. Note type, size, and spacing of fasteners. - Heights of partition, suspended ceiling, structure above.PC2: Incomplete design. Revise sheet D-3 to show complete design.Sheet A-3. Provide framing plans to show framing design and connection details in the restroom new drywall ceiling. Specify framing size, spacing, direction of framing and connection details. Provide foundation plan to support the ceiling. Plans designed, stamped, signed and prepared by a licensed engineer may be required.PC2: Sheet A-3:The partitions has been updated on the proposed floor plan. However, the ceiling plan is not updated. Please revise ceiling plan to show correct partition locations, and clarify where the new ceiling is.The restroom is enlarged. Clarify any new gypsum ceiling apply in the new restroom. Any existing ceiling being altered to gypsum ceiling to the restroom.Provide ICC number for the suspended ceiling system to show the proposed system complies with 2019 California Building Code.Provide framing and connection details on plan required in this comment.EGRESSSheet A-3. Note the following on the plans: “The means of egress, including the exit discharge, will be illuminated to a level of not less than one foot-candle at the walking surface at all times the building space served by the means of egress is occupied”. [CBC 1006.1; 1006.2]Sheet A-3. Illumination for egress in the new hallway is required. Provide lighting design on plan.Sheet A-3. Note on the plans: “Exit signs shall be internally or externally illuminated at all times. Externally illuminated exit signs shall be connected to an emergency power system (batteries, unit equipment or an on-site generator) that will automatically illuminate the exit signs for a duration of notless than 90 minutes in case of primary power loss.” [CBC 1013]Sheet A-2. Provide tactile exit signs at the following locations: - Each grade-level exterior exit door shall be identified by a tactile exit with the word “EXIT.” - Each exit access door from an interior room or area to a corridor or hallway, which is required to have a visual exit sign, shall be identified by a tactile exit sign with the words “EXIT ROUTE.”PC2: Tactile sign shall be located at or next to the wall by the exit door. See redmarks. It is recommended to revise door location in the massage room to provide walls for signage. (Similar to the previous design shown in the first submittal)Sheet A-2. Provide signage detail on plan. For the purpose of Section 1013.4, the term “tactile exit signs” shall mean those required signs that comply with Chapter 11A, section 1143A or Chapter 11B, section 11B-703.1, 11B-703.2, 11B-703.3 or 11B-703.5.Sheet A-2. Door #1 and door #4 equipped with a key operated locking device shall have a readily visible, durable sign posted on the egress side adjacent to the door stating: THIS DOOR TO REMAIN UNLOCKED WHEN BUILDING IS OCCUPIED. The sign shall have one-inch high letters on a contrasting background.ACCESSIBILITYSheet A-1. Under walks and sidewalks notes, update the outdated code sections and relevant requirements to the applicable code sections complying with 2019 California Building Code.PC2: Not resolved. Those code requirements shall be updated to the relavent requirements under 2019 CBC Chapter 11B section, NOT 11A.Sheet A-1.1. Revise the “No parking” marking to be located at the bottom of the access aisle. (See CBC Figure 11B-502.2 (a).Sheet A-1.1. Show dimensions of the surface ISA marking. Minimum 36”x36” ISA sign is required.Sheet D-1. Door schedule. Revise door #3 through #13. Door openings shall provide a clear width of 32 inches minimum. Clear openings of doorways with swinging doors shall be measured between the face of the door and the stop, with the door open 90 degrees. Openings more than 24 inches deep shall provide a clear opening of 36 inches minimum. There shall be no projections into the required clear opening width lower than 34 inches above the finish floor or ground. Projections into the clear opening width between 34 inches and 80 inches above the finish floor or ground shall not exceed 4 inches. §11B-404.2.3 (2’-8” door does not have 32” clear open width)Sheet D-1. Thresholds, if provided at doorways, shall be ½ inch high maximum. Raised thresholds and changes in level at doorways shall comply with 11B-302 Floor or Ground Surfaces and 11B-303 Changes in Level. §11B-404.2.5.Sheet D-1. Handles, pulls, latches, locks, and other operable parts on doors and gates shall comply with 11B-309.4 Operation. Operable parts of such hardware shall be 34 inches minimum and 44 inches maximum above the finish floor or ground. Where sliding doors are in the fully open position, operating hardware shall be exposed and usable from both sides. §11B-404.2.7PC2: Sheet D-1 section B. Show minimum 34” mounting height, not 30”. Sheet D-1. Detail C. Revise mounting height for wall-mounted signage. Tactile characters on signs shall be located 48 inches minimum above the finish floor or ground surface, measured from the baseline of the lowest Braille cells and 60 inches maximum above the finish floor or ground surface, measured from the baseline of the highest line of raised characters.
