The applicant shall obtain clearances/approvals for the following, prior to building permit issuance: -Planning Division approval on the corrected/final set of drawings (647-5804). Previously approved plans should be submitted to expedite the process. -Police Department approval on the corrected/final set of drawings (647-5840). -Public Works Agency approval (647-5039). - School District Compliance Certificate; and a copy of the building permit application, signed by the plan check engineer, shall be required by the School District to verify the scope of the work. -Grading Permit. Application is made through the Building Safety Division (647-5800) and the plan review is by the Public Works Agency (647-5039). This project is in a special flood hazard area designated on the flood insurance rate map (FIRM) as zone A. Hydrology study and Elevation Certificate are required. 2nd Review Comment: Elevation Certificate and BFE determination document were provided – The following comments are required: Two (2) separate elevation certificates (EC) are required; one for main house (4713 W. Floyd Cir.), and one for the proposed detached ADU (4713 – 1/2 W. Floyd Cir.). Please making sure the job address on Section A2 is match with the building address. Section A8 & A9: Please complete (fill in) all empty space. Use “N/A” if it’s not applicable. Final EC shall be reproduced / imprinted onto the plan. Printout must be legible on plan. 3rd Review Comment: Required information above were not provided. Please provide updated EC with the required information above. Structural Review Comment: 3rd Review Comment: Structural response was incomplete. The following comments remain applicable and has been rewritten. Sheet S-1 (Main house): The 4x6 header over the opening between new family and dining room was overstressed – Please upsize. Sheet S-3 (ADU): the 4x16 ceiling beam over the living room – Structural calculation was not provided for this beam. Please design beam for roof + ceiling loads; also, include the roof-mounted PV system loads. Sheet S-3 (ADU): Please reference detail 8/SD-1 to the interior bearing wall. Sheet S-3 (ADU): Detail 10/SD-2 – Please revise detail to show braces or cripple wall supporting roof rafters above. Reminder: Please transfer geotechnical engineer “review” stamp to the final plan prior to submitting to Building & Safety for final review and approval. Structural calculation: Please provide two complete sets of updated calculation package for final review and approval. Partial package is not allowed.
