All items noted on this plan check report must be addressed. If you feel that an item is not applicable to your project, note “N/A” and discuss the reason with the plan checker.Please indicate the sheet number and detail to the right of each correction, or note the number on the plans where the correction is made. Resubmit marked original, calculations and this correction sheet. A separate sheet for response may be used.Resubmit 3corrected sets of plans.The applicant shall obtain clearances/approvals for the following prior to building permit issuance:
- Planning Division approval on the corrected/final set of drawings (647-5804.) Previously approved plans
should be submitted to expedite the process.
- Fire Department approval on the corrected/final sets of drawings ((714)573-6100)
- Police Department approval on the corrected/final set of drawings (647-5840)
- Public Works Agency approval (647-5039)
- Health Department (714) 433-6074Grading Permit. Application is made through the Building Safety Division (647-5800) and the plan review is by
the Public Works Agency (647-5039)School District Compliance Certificate; a copy of the building permit application, signed by the plan check
engineer, shall be required by the School District to verify the scope of work. Refer to the attached handout.Sheet T1.0: On the plan, please provide/specify job address for the proposed building. Apply to all plan sheets. Sheet Index: Plumbing, Mechanical and Electrical are under separate plan review – please note “SEPARATE REVIEW”. Plumbing fixture Analysis: Please revise plumbing fixture calculation to include the circulation areas (for a total of 18,098 sq.ft.). Sheet AS1.0: Overall Site Plan: Please update site plan to clearly show curb ramps and detectable warning along the accessible routes. On the plan, please provide / show bicycle parking for long term and short term parking. Provide bicycle parking summary to show compliance with the California Green Building Code. Please provide show accessible parking spaces serving building ‘E’. Provide parking summary and calculation. Please provide fire separation distance. Show distance from property line, from centerline of street, between buildings, etc. Accessible route legend: Please specify accessible route shall be 5% maximum slope, measured in the direction of travel, and 2% maximum cross-slope. Sheet A2.1: Wall between trash enclosure and main building: Concrete masonry unit (CMU) walls are recommended for the trash enclosure to avoid damage from debris / trashes. Legend: Please clearly reference to sheet A5.0 for Door Schedule. On the plan, please clearly show/provide landing and maneuver space on both side of doors (exterior and interior doors). Show dimensions. Sheet A2.3: Please provide clerestory plan showing wall and clerestory openings (windows) information. Future solar area required: Please clarify why roof area was taken at 17,685 sq.ft. Should the future solar area required based on the total building roof area? Please clarify and revise plan accordingly. Sheet A3.0: Brick veneer: On the plan, please provide ICC / UL listing number and provide attachment details. Sheet A3.2: On the plan, please provide/show building envelope to show compliance with Title 24 Energy Calculation. Sheet A4.0: Please clearly reference to the applicable details on sheet T3.1 for the accessible features. Restrooms: where six or more toilet compartments are provided, or where the combination of urinals and water closets totals six or more fixtures, toilet compartments complying with Section 11B-604.8.2 (Ambulatory Accessible Compartment) shall be provided in the same quantity as the toilet compartments required to comply with Section 11B-604.8.1.Sheet A5.0: Exit doors shall be equipped with panic hardware. (1010.1.9)STRUCTURAL REVIEW: Sheet S0.1: Wind and Seismic design parameters – Please revise use Risk Category III per Table 1604.5 for buildings whose primary occupancy is public assembly with an occupant load greater than 300. Sheet S0.1: Basic for Design #7 – Please revise rain intensity for 4” per hour per City of Santa Ana. Structural calculation: Please provide a schematic plan showing/identify all beams and headers, shear wall, etc. Plan review will continue at time of resubmittal with the schematic plan. Please revise lateral analysis for Risk Category III per Table 1604.5. Please revise plan as necessary. Structural calculation, shear walls, diaphragm, wall anchor, and foundation design will review at time of resubmittal when revised calculations are provided.
Roof beams: Distributing loads – Could not locate live loads. Please revise calculation clearly show dead loads and live loads. Wall calculation: Wall reinforcement – Please explain required vertical reinforcement (rebar) size, spacing and placement. Provide calculation for wall anchor bolts to transfer wall lateral load into roof diaphragm: Check anchor bolt and masonry wall for combined vertical and lateral loads. Design headed anchor bolts for steel yielding or not less than 2.5 times the factored forces. (14.4.5.1 ASCE7)
Masonry or concrete structural walls shall be anchored to supporting construction (roof diaphragm) capable of resisting the greater of the following: (ASCE 7 Section 12.11)

Please review and revise detail callout accordingly. Referenced detail 201 & 202 / S5.1 & 220/S5.1: Please revise details to provide diagonal bracing at the parapet support. Detail 208/ S5.1: beam to column support – Please provide detail/information for shear plate, welding and bolts. Detail 208/S5.1: beam to column support – Provide/show column stiffener at the beam support. Detail 201/S5.1: Wall tie anchor – Please specify anchor size and minimum embedment into concrete wall. Provide additional horizontal reinforcement at wall anchor as necessary. Roof top units are part of this permit application: On the plan, please specify maximum design loads for the Root top Units. Provide calculation and detail for the Roof top Unit. Roof diaphragm opening: Please provide calculation and detail for shear transfer around the diaphragm opening. Detail 213/S5.1 called out at interior shear wall line 6 – wall is parallel to roof trusses. Please coordinate and revise detail to show parallel trusses with sub-diaphragm. Sheet S1.1: Foundation Continuous grade beams are recommended at gridline 3 and 6. Please revise foundation plan to provide continuous grade beam at line 3 and 6. On the plan, please provide / specify footing dimension for the exterior wall. Detail 101/S4.1: On Please specify wall steel reinforcement dowel development length to footing dimension. For clarity, please show location of stone columns (ground improvement) in relative to the proposed building foundation. Please coordinate with the ground improvement plan. Ground improvement system (stone columns): Permit application and plan submittal are required for the ground improvement system prior to building plan check approval of the proposed building. Please submit foundation plan to the geotechnical engineer for review and approval. The geotechnical engineer shall “review” stamp the plan for conformance with the soil report recommendation. Provide calculation for the exterior canopies attaching to the building walls.
