Application is made through the Building Safety Division (647-5800) and the plan review is by the Public Works Agency (647-5039) - County of Orange Health Department approval on the corrected/final set of drawings ((714)433-6000) - School District Compliance Certificate; a copy of the building permit application, signed by the plan check engineer, shall be required by the School District to verify the scope of work. Refer to the attached handout.Sheet A0.1: Applicable Code: Please revise plan to use the current code edition (2019). Please revise plan and update notes to reflect with the 2019 building codes and standards. Deferred Submittal: Please review deferred submittal items and include all items that will be deferred. Parking Summary: Please provide/specify number of clear-air vehicle parking stalls per Section 5.106.5.2 California Green Building Code. Sheet A1.1: On the site plan, please specify/show building address number for each building. 325 N. Tustin property: Clear-air parking stall: The EVCS cannot locate at the parking stalls. Please relabel marking as “Clean Air / Vanpool / EV”. Accessible parking stall is not required for clear-air vehicle parking stalls. Please relocate the required accessible parking stall or relocate the “Clean Air / Vanpool / EV” parking stall. Electrical Vehicle Charging Station is not required installed; however, the electrical vehicle charging infrastructures are required for future installation of the Electrical Vehicle Charging Station (EVCS). On the plan, please show location of EV charging infrastructure. For future installation of the EVCS, the infrastructures should be placed adjacent to the accessible route. The accessible route shall be 5% maximum slope, measured in the direction of travel, 2% cross-sloped, and 48” minimum width. Please show curb ramp adjacent to building 325 that leading to building 301. Provide curb ramp and truncated dome. Curb ramps: Please provide detail for each curb ramp and clearly cross-reference detail onto the plan. Sheet A1.2: Details shall be clearly cross-referenced onto the plan. Delete/omit detail that does not apply to the project. Detail 11 & 15: the truncated dome shall be Yellow color – please revise note. Detail 08: If provided, please clearly show on the site plan where the accessible EV parking is/are provided. Sheet A2.1A: 325 N. Tustin Referenced restroom plan 8/A4.1: Dimensions showed at restroom entry hall appeared incorrect. Exterior wall at wall line E: One-hour wall is required at the exterior wall and projections. Please provide details to show one hour-rated wall and parapet. Non-rated wall outside of the one-hour wall is not allow – Please coordinate and revise plans accordingly. On the plan, please clearly show/provide dimensions for door landing and required maneuver space per 11B-404.2.4. Door 105 and door 106: Please provide/show 48” clear between two door when doors are open at the 90 degree from the wall. On the plan, please provide/show storefront windows information. Calculation building B: roof load – Please include the weight of the solar panel system. Revise beams and footings calculation with the additional loads. Building B: Could not locate calculation for header along grid line I. Building B: Beam B2, B3, and B4: Please design beams with uniform roof loads. Building B: Please revise lateral calculation, wind design – Please design for wind exposure category ‘C’. Building B: Provide calculation for roof I-joists. Sheet S1.0: Pop-out wall at gridline E – Please coordinate pop-out wall with the architectural plan. Pop-out wall may be eliminated due to exterior fire-resistance-rated wall construction. Referenced detail 1 and 2 on sheet SD-8: Diaphragm blockings – Please clearly specify the required length (depth) of blocking into the diaphragm. Details on sheet SD-5 & SD-6 & SD-8: Please show/provide blockings in walls and void (concealed) space for required fireblocking and draftstopping. Please coordinate with architectural plans. Sheet S2.1: Along gridline I – Please provide detail to show roof framing, high beam, low beam, etc. in relative with each other. Sheet S2.1: Roof framing with I-joist – Please provide detail to show how to create roof slope for roof drainage. Sheet S2.1: Lateral / shear wall Gridline I: Please provide blocking and strap to develop a chord/strut for the offset shear wall line. Gridline 2: Please provide horizontal strap from beam B10 and adjacent walls. Shear wall along the angled wall at gridline A-A (non-parallel wall): The lateral seismic force-resisting system shall be designed for nonparallel system-irregularity in according with Section 12.5 ASCE7-16. Loading applied to shear wall shall comply with Section 12.5.3.1 ASCE7-16. Revise calculation and plans accordingly with 100% of transverse direction + 30% of the other direction. Wall line 3: Shear walls with openings (segmental design) – H, ft =10-ft appears incorrect. The wall top plates are higher than 10-ft height wall. Wall segments are exceeding H:W ratio. Please coordinate and revise calculation and plan accordingly. Shear wall line 4: Wall height (H,ft) = 10-ft appears incorrect. Please coordinate with architectural plans for top plates height – Revise calculation and plan accordingly.
