This review does not include mechanical, plumbing or electrical work. Separate plans, applications, fees, plan checks, and permits are required for mechanical, plumbing, and electrical work. Call 647-5800 for information.
The applicant shall obtain clearances/approvals for the following, prior to building permit issuance:
-Planning Division approval on the corrected/final set of drawings (647-5804). Previously
approved plans should be submitted to expedite the process.
-Public Works Agency approval (647-5039).
- Proof of Worker's Compensation Insurance shall be required at the time of permit issuance.
Provide a fully dimensioned Site Plan on the drawings and on a separate 8-1/2" x 11" sheet of paper. Show location of heating equipment on the plans. (CRC R303.8)Shower compartments and walls above bathtubs with shower heads installed shall be finished with a smooth, nonabsorbent surface to a height of not less than 72” above the floor. (CRC R307.2)Glass enclosure doors and panels must be labeled Category II. Swing door outward. Net area of shower receptor shall be not less than 1,024 sq. in. of floor area, and encompass 30-inch diameter circle. (CPC411.7)Bathrooms, laundry rooms, water closet compartments and similar rooms shall be mechanically ventilated in accordance with the CMC. (for all Bathrooms)Glazing in door and enclosures for hot tubs, whirlpools, saunas, steam rooms, bathrooms, showers less than 5’ above the standing surface shall have a minimum category classification of II (CPSC 16 CFR 1201). 3”x3”x.229” steel plate washers are required on all anchor bolts in a braced wall line. (CRC R403.1.6.1)
Show location of underfloor access crawl hole (18 x 24 inches). (CRC R408.4)
Show under floor access and under floor vents are not blocked by new patios.
Foundation and floor slabs on expansive soil shall conform as follows, unless approved soil report indicates soil is not expansive by the Expansion Index Test method, or recommends other details (1808.6 ):
- Floor slab 3½ inches thick over 4-inch thick coarse aggregate base or plastic moisture barrier
membrane (6 mils thick) and reinforced with No. 3 bars at 24 inches on center both ways or 2 layers
of 6 x 6 - 10/10 welded wire fabric or 1 layer of 6 x 6 welded wire fabric.
- Saturate the soil 18 inches deep before placing the concrete slab.
Detail the shear transfer connections which transfer lateral forces from horizontal diaphragms through intermediate elements and shear walls to the foundation. (( From roof diaphragm)
The City has encountered a large number of inspection problems arising from a lack of specific framing details. The following listed items are required to be shown on the plans (CBC 107.1):
- All plumbing walls are to be framed with a minimum of 6" studs.
- Double walls used as plumbing walls are to be a minimum of 8" wide and no "flat" studs permitted.
Staggered studs are acceptable.
Clearly identify all design assumptions & load criteria on the plans. As a minimum:
- Dead Loads of roof/ceiling, floors, exterior/interior walls (R301.2.2.2.1);
- Live Loads for roof, attics with limited storage, attics without storage, habitable attics and attics
served with fixed stairs, floors, and balconies/decks, and stairs per Tables R301.5 & R301.6;
- Wind Loads per Section R301.2.1and wind exposures per Section R301.2.1.5;
- Seismic Loads per Section R301.2.2;
- Local Jurisdiction Design Criteria per Table R301.2(1)
Provide details for retrofit shear and tension anchor bolts on plans. Provide calculations as needed
Since there is no truss at roof over bedroom # 1and kitchen also bedroom #2 and living room , provide ridge beam.
Hinges created by extending 2’ to the existing walls height , please provide detail to prevent hinges. Strap is not acceptable. Provide full height sister studs.
Provide detail how walls over existing windows on dinning area will be increased in height.
On line 2 Shearwall at the kitchen calls 10’, but it is 4’ per scale, please revise it accordingly or provide detail for shear walls with openings.
Provide shear transfer detail at the kitchen exterior wall.
Provide edge nailing at detail 8/ D1.
Detail 16/D1, show how 6x10 will be supported over 4x posts.
Provide post for 4x12 ceiling beam.
Provide post size for HSS ridge beam.
For the new front porch provide 0.24 camber for 4x8 per calculation or provide 4x10.
Provide 4x10 or provide calculation to justify deflection for 4x8 , 13’ long.
Provide detail for the back patio to show how the beams supported over the beam.
Shear wall shall not be located at the edge of foundation
Show where would rafters supported at , between front porch and existing house.The residence shall conform to the State Energy Conservation Standards. Submit forms and calculations for review and blueprint the final forms on the plans.
- Signed Energy Efficiency Documents must be printed on the plans.
- Also, submit 2 copies of signed Energy Efficiency calculations.
- The corrected/final drawings shall have the required energy efficiency compliance documentation
with completed signature blocks filed on the plans.
The CF-1R form is to be signed by the Document Author and Building Designer and incorporated into the plans. (T24-1-10.103(a) 2A)Indicate all compliance measures from the energy compliance documentation on the plans. (i.e., Insulation for sections, U-factors SHGC). Revise framing plans to indicate insulation for walls R=, ceiling R=, and raise floor R= climate zone 8. Insulation shown on the plans does not agree with CF-1R form; revise framing plans. Wall R=___, ceiling R=___, raised floor R=___. Please fillout attached SB 407 and copy it on the drawings.
