This review does not include mechanical, plumbing or electrical work. Separate plans, applications, fees, plan checks, and permits are required for mechanical, plumbing, and electrical work. The applicant shall obtain clearances/approvals for the following, prior to building permit issuance: -Planning Division approval on the corrected/final set of drawings (647-5804). All existing cover patios to be legalized requires structural plans and calculations prepared, stamped, dated and signed by a licensed California professional engineer. This building permit will not be issued until approval of legalizing all remaining patios OR remove them. PLAN CHECK COMMENTS: This building is located in the special flood hazard area (Zone A). Applicable standards: Federal Emergency Management Agency (FEMA) regulations, 2019 California Building Code and Santa Ana Municipal Code (SAMC) chapter 7 Provide detailed evaluation to justify both substantial improvement for remodel and substantial damage for repair. Refer to attached handout HO-47 for more information. Any reconstruction, rehabilitation, addition, or alteration of a building, or any part thereof, the cost of which equals or exceeds 50 percent of the current market value of the building, as determined by independent appraisal are considered substantial improvement. This term includes buildings which have incurred "substantial damage", regardless of the actual repair work performed.(Note the valuation of patio covers to be legalized will be part of the improvement of the property) If the total costs of both improvement and repair are 50% or more of the “market value” of the structure, then the lowest floor of the building must be elevated above the base flood elevation. Provide hydrology study to establish base flood elevation. Submit and filled out Elevation Certificate. Submit design package. The entire building are required for the lowest floor to be elevated above the base flood elevation. General plan check comments: Revise cover sheet. No hand-written notes on plan. Revise plans and scope of work to show: Patio 1 to be removed. Remaining patios to be legalized and under separate permit. Revise plan to show patio 1 to be removed on the demolition plan. Delete patio 1 from all other floor plans. Add “under separate permit” note to remaining patios on floor plans and building sections where occur. Sheet 3. Update showerhead flow rate to 1.8 gpm. Revise LSTA24 strap match the spacing of the ceiling joists. Revise detail F/5. END OF COMMENTS
