All items noted on this plan check report must be addressed. If you feel that an item is not applicable to your project, note “N/A” and discuss the reason with the plan checker.Please indicate the sheet number and detail to the right of each correction, or note the number on the plans where the correction is made. Resubmit marked original, calculations and this correction sheet. A separate sheet for response may be used.Please return marked up set of drawings with corrections.This review does not include mechanical, plumbing, fire sprinkler system, or electrical work. Separate plans, applications, fees, plan checks, and permits are required for mechanical, plumbing, fire sprinkler systems, and electrical work. - Planning Division approval on the corrected/final set of drawings (647-5804.) Previously approved plans
should be submitted to expedite the process.

- Orange County Sanitation District (714) 593-5756Submit a letter addressed to the Building Safety Division describing in detail the manufacturing process from material delivery, storage, handling, packaging, and shipping of finished products.Provide an Equipment plan and attach to the building plan check set. Include a schedule for equipment’s weight, height, size, and wattages.Provide full height transverse and longitudinal building cross sections showing framing, plate heights, ceiling heights, total heights, insulation, foundation, finish grade, etc.Submit architectural and engineering design for the modular insulated prefab wall panels (Sheet A2.1 wall type: PR). This cannot be deferred submittal item.Refer to the submitted drawings for additional plan check comments.Sheet A0.1. Plan shows type III-B construction. However, per previous building record was type VB for other TI permit. Please clarity type of construction on plan. To be re-classified as type III-B building, a detailed investigating report by the licensed architect is required to prove the existing entire building (not just the tenant unit alone) meets the Building Code Chapter 6 requirements. A key plan to identify exterior bearing walls location and their materials on the existing building to comply with 2-hour rated and non-combustible construction. Locate the exit signs at Hallway 120 such that no point in the corridor/exit passageway is more than 100 feet or the listed viewing distance for the sign, whichever is less. (CBC 1013.1)Sheet A0.5. - Each grade-level exterior exit door shall be identified by a tactile exit with the word “EXIT.”
- Each exit access door from an interior room or area to a corridor or hallway, which is required to have a visual exit sign, shall be identified by a tactile exit sign with the words “EXIT ROUTE.”Sheet A0.5. Provide tactile exit sign detail. For the purpose of Section 1013.4, the term “tactile exit signs” shall mean those required signs that comply with Chapter 11B, section 11B-703.1, 11B-703.2, 11B-703.3 or 11B-703.5.Sheet A0.5. Change door swing direction not to swing into the corridor at the room #112. Doors, when fully opened, and handrails shall not reduce the required width by more than 7”. The sign shall have one-inch high letters on a contrasting background.EXIT DISCHARGEAt exit door #124, provide required exterior door landing at exterior side of the door on all exterior exit doors. There shall be surrounding the by the detectable warnings, minimum 36” wide, around required landing. At the emergency, maintain the clear path of egress on site from the exterior door not to be blocked by parked cars or other obstructions. Show required dimensions for landings, detectable warnings and details and means to maintain clear egress route on the site plan. An additional sign shall be posted either; 1) in a conspicuous place at each entrance to an off-street parking facility or 2) immediately adjacent to on-site accessible parking and visible from each parking space. (11B-502.8)The additional sign shall not be less than 17 inches wide by 22 inches high. (11B-502.8.1)The additional sign shall clearly state in letters with a minimum height of 1 inch the following: (11B-502.8.2)"Unauthorized vehicles parked in designated accessible spaces not displaying distinguishing placards or special license plates issued for persons with disabilities will be towed away at the owner’s expense. Gate shall be accessible complying with 11B-404.2.Swinging door and gate surfaces within 10 inches of the finish floor or ground measured vertically shall have a smooth surface on the push side extending the full width of the door or gate.Parts creating horizontal or vertical joints in these surfaces shall be within 1/16 inch of the same plane as the other and be free of sharp or abrasive edges. Cavities created by added kick plates shall be capped. (11B-404.2.10)Provide door hardware schedule. Handles, pulls, latches, locks, and other operable parts on doors and gates shall comply with 11B-309.4 Operation. Operable parts of such hardware shall be 34 inches minimum and 44 inches maximum above the finish floor or ground. Where sliding doors are in the fully open position, operating hardware shall be exposed and usable from both sides. (11B-404.2.7)The sidewall grab bars shall be 42 inches long minimum, located 12 inches maximum from the rear wall and extending 54 inches minimum from the rear wall with the front end positioned 24 inches minimum in front of the water closet. (11B-604.5.1)The rear grab bar shall be 36 inches long minimum and extend from the centerline of the water closet 12 inches minimum on one side and 24 inches minimum on the other side. (11B-604.5.2)Toilet paper dispensers shall comply with Section 11B-309.4 Operation and shall be 7 inches minimum and 9 inches maximum in front of the water closet measured to the centerline of the dispenser. The outlet of the dispenser shall be below the grab bar, 19 inches minimum above the finish floor and shall not be located behind the grab bars. Dispensers shall not be of a type that control delivery or that does not allow continuous paper flow. (11B-604.7)Mirrors located above the lavatories or countertops shall be installed within the bottom edge of the reflecting surface 40 inches maximum above the finish floor or ground. Mirrors not located above the lavatories or countertops shall be installed with the bottom edge of the reflecting surface 35 inches maximum above the finish floor or ground. (11B-603.3)No fewer than two drinking fountains shall be provided. When provided, one drinking fountain shall comply with 11B-602.1 through 11B-602.6, 11B-602.8 and 11B-602.9 and one drinking fountain shall comply with 11B-602.7 and 11B-602.9.
