All items noted on this plan check report must be addressed. If you feel that an item is not applicable to your project, note “N/A” and discuss the reason with the plan checker.Please indicate the sheet number and detail to the right of each correction, or note the number on the plans where the correction is made. Resubmit marked original, calculations and this correction sheet. A separate sheet for response may be used.Resubmit 2corrected sets of plans.The applicant shall obtain clearances/approvals for the following prior to building permit issuance:
- Planning Division approval on the corrected/final set of drawings (647-5804.) Previously approved plans
should be submitted to expedite the process.
- Fire Department approval on the corrected/final sets of drawings ((714)573-6100)
- Police Department approval on the corrected/final set of drawings (647-5840)
- Public Works Agency approval (647-5039)Sheet T1.0: Scope of work: Scope of work described on plan appeared incomplete – Please review and revise scope of work to include the following: Exterior wall alteration to the building at suite A – removed and rebuilt new exterior walls. Shell tenant improvement (T.I) for unit A, F, G, H, and I with new single user restroom. Structural alteration and modification to existing building for structural independent per fire wall requirement. (Section 706)Scope of work: Item #3 and 4 – Electrical and mechanical are under separate permit application and review. Please omit item #3 and #4 from plan. Permit application: The floor area for the T.I provided in the permit application appeared understated. The square footage has been adjusted to include the exterior balcony and tenant spaces of F, G, H and I. The construction valuation of $50,000.00 was understated – the construction valuation has been adjusted to $150,000.00. Sheet A1.0: Fire Wall / Party Wall: 3-hour Fire-resistance rating is required for fire wall of occupancy group M. Please revise plan to provide minimum 3-hour fire-resistance fire wall. Fire wall / party wall intersecting wall: Please show/provide minimum 4-ft fire-rated wall extended horizontally on both sides of the fire wall. (Section 706.5)Fire wall: Please provide details of fire wall construction and vertical continuity (parapet). Details shall be clearly cross-referenced onto the plan. Exterior wall for suite G: Please relocate door so that the adjacent curb ramp would not reduce the 5-ft required door landing. Demo plan: Please show existing walls to be removed at the rear of suite #A. Please provide egress plan for the modified suite F, G, H, and I with occupant loads and travel distance. Restroom in suite A shall be made accessible to persons with disability. Please provide restroom plan and details to show compliance with Chapter 11B, Division 6. Accessible restroom: Referenced detail 24/A3.0 – The vertical grab bar is not required but if provided, 12” minimum clear shall be provided above the horizontal grab bar. (11B-609.3)At gridline 10: Accessible route leading to the trash enclosure – Please revise plan to show curb ramp and detectable warning. Sheet A3.0: Detail 10/A3.0: Please show diagonal bracing for the parapet pop-out. Please coordinate with structural detail. Detail 10 and 20: Please show/provide cross ventilation and access for the enclosure attic space. (1202.2 & 1208.2)Single user restroom shall be identified with the door symbol below: Structural Review Comment: Detail D & E on sheet S-3: On the plan, please show top plate height. Review shear wall height to width ratio. Adjust shear wall capacity and revise structural calculation. Detail A/S-3: Please revise detail to provide diagonal bracing for the parapet pop-out area. New exterior wall at the rear of suite A: New CMU wall: Please provide details and calculation for wall anchorage in accordance with ASCE 7 Section 12.11. Masonry or concrete structural walls shall be anchored to supporting construction (roof or floor diaphragm) capable of resisting the greater of the following:

0.2 ka x weight of wallRevise roof plan and details 5, 11, 17/S-4 to show wall support and anchor. Due to the structural alteration/modification of the existing building, existing CMU walls should be retrofitted for out-of-plane loads (wall anchor to roof diaphragm). Please provide updated roof framing plan and detail to show structurally independent as required by fire wall construction. Plan review will be continued at time of resubmittal. Lateral support of existing buildings: Please provide structural calculation and details to show the buildings are laterally structural independent. Existing walls may require to be reinforced due to the alteration/modification of the existing building. Plan review will be continued at time of resubmittal. Footings supporting shear walls along the front canopy: Please provide additional concrete footing extending beyond the shear wall panel (on both sides) for overturning moment. At suite A: Please provide detail for new footing to new CMU wall.
