Note: Numbers in parenthesis (unless otherwise noted) refer to code sections of the 2019 California Residential Code (CRC); 2019 California Building Code (CBC); CMC = 2019 California Mechanical Code; CPC = 2019 California Plumbing Code; CEC = 2019 California Electrical Code; T = Table; ICC = International Code Council.
This review does not include mechanical, plumbing or electrical work. Separate plans, applications, fees, plan checks, and permits are required for mechanical, plumbing, and electrical work. Call 647-5800 for information.
The applicant shall obtain clearances/approvals for the following, prior to building permit issuance:
-Planning Division approval on the corrected/final set of drawings (647-5804). Previously
approved plans should be submitted to expedite the process.
-Public Works Agency approval (647-5039).
- Proof of Worker's Compensation Insurance shall be required at the time of permit issuance.
- School District Compliance Certificate.
Print all sheets to scale. The submitted plans are on the reduced size of paper and may cause plans not to scale. Please print plans to scale. Minimum paper size: 24”x36”.
Sheet T-1. Clearly show and add description to the scope of work to include any new work and any existing unpermitted work to obtain permit in the garage building.
Sheet T-1. Add 2019 California Residential Code (CRC) and California Green Building Standards Code (CALGreen) to the governing Codes.
Sheet A-2. Provide dimensions to show width and length of the 28 sf. new laundry room addition.
Sheet A-2. Provide ventilation design and access of the new laundry room.
The minimum net area of under-floor space ventilation shall not be less than the floor area/150. (CRC R408.1)
Access shall be provided to all under-floor spaces. The floor access shall be a minimum 18” by 24” and openings through a perimeter wall shall be not less than 16” by 24”. (CRC R408.4)
Sheet A-2. Cross-reference the windows and doors schedule to the floor plan. Label each window and door.
Sheet A-2.Provide a minimum of 22 inch x 30 inch attic access for each enclosed attic space with a minimum vertical height greater than 30 inches or greater over an area of not less than 30 square feet
Sheet A-2. Show location of the heating equipment. Per energy calculation, the furnace is located in the attic.

Sheet A-2. On the floor plan, identify location of each bedroom, and:
Show smoke alarms in each sleeping room and vicinity area outside each bedroom and at each level on the floor plan. [2019 CRC R314].
Show carbon monoxide alarms outside all sleeping rooms and at each level on the floor plan. [2019 CRC R315].
Sheet A-2, sheet A-4 and energy calculation. The 3650SH window on the north side of the dining room does not match the size shown in the window schedule and energy calculation (3050). Please revise.
Sheet A-4. Provide attic space ventilation above the 28 sf. new laundry room addition.Callout attic vent locations, sizes and types on plans. Provide attic ventilation calculation to show minimum ventilation is provided. (CRC R806.2)
Sheet A-5. In the garage plan and elevations, indicate any new work by adding (N) as new or any existing unpermitted work to obtain permit by adding (A) as alteration in the garage building.
Sheet EC. Revise calculation to add the north 6020SL (window #12).
Sheet EC. Provide the date when the responsible person signed the calculation, located on the page 8 of the calculation.
The mandatory provisions of 2019 CALgreen Chapter 4 shall be applied where the addition or alteration increases the building’s conditioned area, volume, or size. Show compliance on plan and provide 2019 CALGreen residential mandatory measures on plan.
STRCUTURAL (incomplete)
Structural design, plans and calculation shall be based on the 2019 CBC, ASCE 7-16 standards and adopted standards. E.g. Structural calculation shows 2005 ASCE 7 and 2010 CBC are obsoleted.
Construction Documents (1603): The design loads and other information pertinent to the structural design required by Sections 1603.1.1 through 1603.1.9 shall be indicated on the plans.
Special Inspections (1704): The Registered Design Professional shall include a “Statement of Special Inspections” on the plans. Provide complete inspection program & list on the Title Sheet.
Material Specification: Provide complete material notes and specifications on the plans.
The submitted structural calculation does not match structural plans. Please submit new structural calculation. (e.g. beam number, span and lateral grid lines on plans are not consistent with structural calculation.)
Clarify and revise grid lines on plans and in the calculation to be consistent.
Show location of project on seismic maps to identify seismic design coefficients to be used. You may also chose to use http://earthquake.usgs.gov/research/hazmaps/design and print out the design values and submit a copy with your re-submittal. (ASCE7-16, Site Class D)
In the structural, provide keyplans to show location of the design framing and foundation members (e.g. rafters, ceilings, beams, posts, and footings…) and location of lateral force resisting elements. (e.g. collectors, shearwalls…)
Coordinate shear wall schedule to be consistent in the structural calculation and structural plans.
Vertical
Review pending due to insufficient information in the structural calculation and inconsistency between structural plans and calculation. New structural calculation and clarification on plans are required prior to reviewing structural design.
Lateral
