If you feel that an item is not applicable to your project, note “N/A” and discuss the reason with the plan checker.Please indicate the sheet number and detail to the right of each correction, or note the number on the plans where the correction is made. Resubmit marked original, calculations and this correction sheet. A separate sheet for response may be used.Resubmit 2corrected sets of plans.The applicant shall obtain clearances/approvals for the following prior to building permit issuance: - Planning Division approval on the corrected/final set of drawings (647-5804.) Previously approved plans should be submitted to expedite the process. - Police Department approval on the corrected/final set of drawings (647-5840) - Public Works Agency approval (647-5039) - County of Orange Health Department approval on the corrected/final set of drawings ((714)433-6000)Please transfer all handwritten notes onto the electronic file prior to reprinting, including scope work and suite number. Please provide a plot / site plan showing property lines, all building located on the same lot, streets / alleys, north arrow, location of the proposed T.I., parking spaces, etc. On the plan, please show/provide an accessible route from the public side walk to the building accessible entrance. Accessible route shall be 5% maximum slope measured in the direction of travel, 2% maximum cross-slope and 48” minimum width. On the plan, please show/provide accessible parking stalls and an accessible route from the accessible parking stall(s) to the building entrance. Show concrete curb ramp and detectable warning where required/occurred. Sheet T-1: Please note on plan: Mechanical, Electrical and Plumbing are under separate plan review and approval. Applicable Code: Plan showed city of Newport Beach – please revise plan for City of Santa Ana. Applicable Code: Please omit California Residential Code. Occupancy group: Please specify occupancy groups (B & M) in accordance with Chapter 3, CBC. Type of Construction: Please clarify type of construction. Construction type shall be classified in accordance with Chapter 6, CBC. On plan, please provide occupant load. Occupant load calculation shall comply with Chapter 10, CBC. Sheet A-1: Floor Plan – Please provide Wall Legend to clearly identify existing (E), new wall (N), etc. On the plan, please specify the use of space and occupancy group of the adjacent tenant space/suite. Pocket is not allowed. Please omit pocket door. Otherwise, show door comply with accessibility requirement. Door to general storage room: Please relocate counter to provide minimum 18” clear from door strike edge, on the pull side. Door at hallway adjacent to general storage room: 60” maneuver space is required on the pull side of door. Please coordinate and revise plan accordingly. Doors: on the plan, please provide door schedule, including door hardware. Doors: Please provide 48” maneuver space on the push side of door – show dimension on plan. Please identify the use of space for room adjacent to the general storage room. General Storage room appears to be used as a Break Room – Please revise plan to show as Break Room. Reception counter: Please provide/show accessible counter with counter height of 34” maximum. Sheet A-1: Restroom Water Closet: Please show water closet located at a distance of 17”-18” from the adjacent wall. Plan showed 18” minimum is insufficient. Water Closet: a 60” floor clear space is required for the water closet. Please remove wall between water closet and sink to provide 60” clear floor space. Grab bar: Please show grab bar height, measured from finish floor to the top of the grab bar. Side wall grab bar: Please show grab bar extended minimum 24” beyond the front edge of the water closet – show dimension on plan. Toilet paper dispenser: Please show toilet paper dispenser located at 7”-9”, measured from the front edge of the water closet to the centerline of the dispenser. Per Assembly Bill 1732, all single-accommodated restroom shall identify as an “all-gender/unisex” restroom as below:Note on plan – Door hardware: Egress doors/gates shall be readily openable from the egress ide without the use of a key or special knowledge or effort. (1010.1.9)Openable parts of such hardware shall be 34 inches minimum and 44 inches maximum above the finish floor or ground. The force for pushing or pulling open a door shall be 5-lb maximum. Operable parts shall be operable with one hand and shall not require tight grasping, pinching, or twisting of the wrist. A readily visible durable sign posted on the egress side on or adjacent to the main exit door stating: “THIS DOOR TO REMAIN UNLOCKED WHEN THIS SPACE IS OCCUPIED”, is required. (1010.1.9.4)Sheet A-2: Please cross-reference detail/section onto the plan. Sheet A-2: Reception counter – Please provide/show accessible counter with 34” maximum height counter space. On the plan, please provide construction detail for new wall. Details shall be clearly cross-reference onto the plan.
