The applicant shall obtain clearances/approvals for the following, prior to building permit issuance:
-Planning Division approval on the corrected/final set of drawings (647-5804). Previously
approved plans should be submitted to expedite the process.
- Fire Department approval on the corrected/final set of drawings (647-5839 or 647-5700).
-Police Department approval on the corrected/final set of drawings (647-5840).
-Public Works Agency approval (647-5039).
- School District Compliance Certificate; and a copy of the building permit application, signed by
the plan check engineer, shall be required by the School District to verify the scope of the work.

Job address: Please include job address of Unit 2 for the proposed ADU. Apply to all sheets.
Project Name: Project name indicate basement retrofit does not reflect with the structural plan. Please Title block to reflect with the proposed raised foundation seismic retrofit. Apply to all sheets.
Note on plan: Mechanical, electrical and plumbing are not part of this plan review and approval. MEP are subject to building field inspection
Add note on the coversheet: Minimum ________(KW) photovoltaic system will be submitted under a separate permit and shall be issued prior to building frame inspection request.
An acknowledgement letter that a photovoltaic is required to be permitted and installed for the proposed ADU prior to building frame inspection request, from the property owner.
Complete the Grading exemption checklist and reproduced onto the plan; otherwise, a separate grading permit and plans are required.
Provide a Site Drainage plan, prepared by a California registered civil engineer, with the following information, but not limited to:
Plan(s) shall be stamped, signed and dated by a California registered civil engineer
Location of all existing and proposed structures, property lines, right-of-way lines, and easements, including dimensions and setbacks
Drainage slopes and flow patterns
Drainage system such as swales, french drains, water collection and disposal system, etc.
Drainage plan shall indicate how the site grading or drainage system will manage all surface water flows to be diverted away from buildings and adjoining property lines, in accordance with all applicable codes
The grade shall fall not fewer than 6 inches within the first 10 feet from the foundation wall. Where lot lines, walls, slopes or other physical barriers prohibit 6 inches of fall within 10 feet, drains, or swales shall be constructed to ensure drainage away from the structure. Impervious surfaces within 10 feet of the building foundation shall be sloped not less than 2 percent away from the building. (R401.3 CRC)
Sheet A-1 & A-2:
On the plan, please provide/show smoke and carbon monoxide alarms for the existing house.
Provide smoke alarm outside and inside of each sleeping room.
Provide carbon monoxide alarm outside of each sleeping room.
Sheet B-1:
Bathroom – Please flor clear dimensions for the water closet (toilet). Show 15” clear on both sides of the water closet, measured from the centerline of the water closet.
Sheet B-2:
On the plan, please show location of whole house fan.
Please show exhaust fan at the kitchen area.
Provide/show weatherproof receptacle outlet on the back and front of the ADU.
Sheet B-3:
Please provide information for Section keynote.
R-30 insulations are required at both roof rafter and ceiling joist per Title 24 calculation. Please revise building section to provide another layer of R-30 insulation at the roof rafters.
Sheet B-4:
Siding – Please provide manufacturer’s name and ICC report number for the siding material.
Structural Review Comments:
The legalized rear patio on the main house did not have any inspection and was not final. New permit application is required for the legalized rear patio. Please provide structural framing and details, including foundation.
Please provide lateral bracing or use lateral resisted column cap/base at the front porch and trellis.
Detail 1/SD-1: Please revise detail to show/provide slab rebar return/hook to continuous footing.
Shear wall at line 2: Per structural calculation, 16-ft shear all was designed at this wall line. Please revise calculation for the 6-ft shear wall; update shear wall type at wall line 2 and provide hold-down.
Soil report is required for ADU addition that exceeding 750 square feet. Please provide soil report and incorporate soil recommendation into the foundation design.
