All items noted on this plan check report must be addressed. If you feel that an item is not applicable to your project, note “N/A” and discuss the reason with the plan checker.Please indicate the sheet number and detail to the right of each correction, or note the number on the plans where the correction is made. Resubmit marked original, calculations and this correction sheet. A separate sheet for response may be used.Resubmit 3corrected sets of plans.The applicant shall obtain clearances/approvals for the following prior to building permit issuance:
- Planning Division approval on the corrected/final set of drawings (647-5804.) Previously approved plans
should be submitted to expedite the process.
- Fire Department approval on the corrected/final sets of drawings ((714)573-6100)
- Police Department approval on the corrected/final set of drawings (647-5840)
- Public Works Agency approval (647-5039)3rd Review Comment: Responses were incomplete. The following comments remain applicable and being modified based on the revised plans: Sheet TS: Project Scope – Please revise scope of work to include the mechanical attic platforms. Sheet TS: Total Tenant Improvement Area – Please revise floor area summary to include the proposed floor area of the mechanical attic platforms. Sheet ST1.1: The locations of the truncated dome provided on sheet ST1.1 were not applicable. Please see marked up plan for location where truncated dome is required and omit where it’s not required. Sheet ST1.1: Door opened into the parking stall – Please strike stall for “NO PARKING”. Sheet ST1.2: Detail 10 – Please specify maximum slope of the existing ramp (adjacent to the parking stall), and provide truncated dome at the bottom landing of the slope. Sheet a0.1 and a0.2: Egress plans – Please provide/show occupant loads calculation for the second floor. Story with one exit or exit access - The common travel distance shall not be more than 75-ft, per Table 1006.3.3(2). The distance shall be measured from the most remoted area along the wall line + distance along the stairway to the first level to the point where two destine exit accesses are provided. Sheet a2.1: reflected ceiling plan –lighting above catwalk – Please reduce lighting fixtures over the catwalk. Structural Review Comments: Reminder:Two (2) sets of final structural calculations are required for final review and approval. Interior continuous footings: On the plan, please clearly show footing dimension. Provide detail reference.
