Separate plans, applications, fees, plan checks, and permits are required for mechanical, plumbing, and electrical work. Call 647-5800 for information. The applicant shall obtain clearances/approvals for the following, prior to building permit issuance: - Planning Division approval on the corrected/final set of drawings (647-5804). Previously approved plans should be submitted to expedite the process. - Public Works Agency approval (647-5039). All sheets. Correct the typo of the name of the street: Bristol in the title block. Sheet T-1. Add 2019 California Residential Code as part of the governing codes. Sheet T-1. Revise occupancy group to R3 for duplex. Sheet T-1. Show building square footage for each unit. (E.g. 2246 N Bristol St.: ___ sf., 2248 N Bristol St.: ___ sf.) Sheet T-1. Provide complete scope of work description on plan. A number of work shown on the plan have not been list on the cover sheet nor in the permit application. (E.g. window alterations, new roofing, vents, exterior wall covering…). Please schedule an appointment with Planning Division to modify the scope of work on the existing permit application to include ALL proposed work shown on the drawings. ALL sheets. On plans, legend and notes, clearly label (N) as new for all proposed work and (E) as existing for all other not-part-of-the-scope elements. Sheet A-1. Clarify on both existing and proposed floor plan to have consistent changes. Location of wall to be added or demolished shall be consistent on both plans and by using correct wall legend. Sheet A-1. A few exterior doors have different swinging direction (e.g. door #4). However, plan shows no changes on them. Please clarify on plan. Sheet A-1. 1-hour fire barrier wall is required to separate dwelling units. Identify location of fire barrier wall with correct wall legend on plan. Sheet A-1. Show dimensions of each new shower on the floor plan. Show minimum shower area of 1024 square inches finished dimension and ability to encompass a 30-inch diameter circle. Sheet A-1. Note on plans: “Shower compartments and bathtubs with installed shower heads shall be finished with a nonabsorbent surface that exceeds to a height of not less than 6 feet above floor.” Sheet A-1. Show clearance in front of each new toilet. Provide a minimum clear space of 30” in width and 24” in front of water closet. Sheet A-1. Show maximum U-factor and maximum SHGC value in the window schedule. Sheet A-2. Revise attic space ventilation calculation to design ventilation for each unit separately. Do not combine as one dwelling unit. Sheet A-2. Revise the location of the proposed louvered vents not at the fire-separation wall. Sheet A-3. Clearly label (N) as new for all proposed work and (E) as existing for all other not-part-of-the-scope on the elevation legends. ENERGY (Duplex) Revise energy calculation to design each unit separately. Please submit new energy design for further review. Please note that new corrections may apply. Residential T24 sheet 2-The architect or building designer must complete and sign the CF-1R form under responsible person’s declaration statement. STRUCTURAL Provide structural design for this project. E.g. altering or adding wall openings on the exterior walls requires structural design.
