The applicant shall obtain clearances/approvals for the following, prior to building permit issuance: -Planning Division approval on the corrected/final set of drawings (714-647-5804). Previously approved plans should be submitted to expedite the process. -Public Works Agency approval (714-647-5039). -Santa Ana School Unified District (714-480-5349). Fill out the Part 1 of the school fee worksheet and return it with next submittal document. PLAN CHECK COMMENTS (2nd review) Print all plans to scale. A larger paper (e.g. 24”x36” for ¼”=1’-0” floor plan) may be needed to accommodate the enlarged plans. All relevant sheets. Clarify the total square footage of the addition area. The 390 sf. addition does not match plans and needed to be revised. Show habitable and non-habitable space separately. (Refer to proposed floor plan vs. existing plan). PC2: Please clarify the following on the drawings: Sheet A-1. Square footage. Clarify whether the existing 1830 sf. including garage and patio cover? Sheet A-1. Square footage. Per plan, the total area of remodel shall include the entire square footage of the house and include the patio cover. Revise square footage. Sheet A-1. Square footage. Indicate square footage of the proposed building. Show total building area, patio cover and garage separately. Sheet A-4. Show overall dimensions on the existing building, measured from end to end of the exterior walls. All relevant sheets. Show total square footage of the interior remodel area on the drawings. PC2: Plan shows 928 sf. interior remodel area. However, plan shows both patio cover and entire house will be remodeled. Legalize unpermitted area to be included in the interior remodel area. Please clarifywhere the 928 sf. coming from and revise total square footage of the interior remodel area. All persons preparing plans for others shall sign those plans. The drawings/information submitted for Building Safety Division review is incomplete. The applicant shall, prior to resubmitting, complete all construction documents to show compliance with the 2019 California Building Standards Code with local amendments and to clearly indicate the scope of work under this building permit application. There may be additional requirements when complete construction drawings and supporting data is submitted for Building Safety Division review. Submit the following documentation and drawings: Energy requirement: The residence shall conform to the State Energy Conservation Standards. Submit forms and calculations for review and blueprint the final forms on the plans. Signed Energy Efficiency Documents must be printed on the plans. Submit 2 copies of signed Energy Efficiency calculations. CALGreen requirement: The mandatory provisions of 2019 CALgreen Chapter 4 shall be applied where the addition or alteration increases the building’s conditioned area, volume, or size. Show compliance on plan and provide 2019 CALGreen residential mandatory measures on plan. TITLE SHEET Scope-of-Work:On the cover page, show the complete description of Scope-of-Work on the plans per the permit application. Plan review is subject to the Scope-of-Work on the permit application and any work not part of the Scope-of-Work (Project Description) shall be deleted or marked as “Existing”. PC2: Show square footage of the area of work in the description scope of work. Combine job description into the scope of work. Applicable Codes: On the cover page, add a note that the applicable Codes are: 2019 CBC, 2019 CPC, 2019 CMC, 2019 CEC, 2019 Energy Code, and City of Santa Ana Municipal Code. Provide building information on plans: - Occupancy type: R3 / U - Construction type: Type V – B - Fire sprinklered: Yes / No - Fire sprinkler type: (where applicable). Include address and telephone number of the responsible designer and date of signing of drawings. ARCHITECTURAL Provide full height transverse and longitudinal building cross sections. Building Section drawings shall include following information: Building component assemblies (walls, roof, floors, foundations, etc.) Material sizes/type Attachment/relationship to existing buildings (where applicable) Height dimensions (top of finished grade, top of floor elevation(s), bottom of ceiling, top of parapets, etc.) Bottom of footing elevation Insulation/R-value (roof/ceiling, wall, floor) PC2: Sheet A-7. Revise roof/ceiling insulation to R38. Provide West and North facing proposed elevations. SITE PLAN Show/label all property lines of record on Site Plan. Show the North arrow on the plans and centerline of labeled street(s) and alley. FLOORPLAN Provide wall legend to distinguish between new / existing / demo walls.Show 30-inch clear width for water closet compartments and 24-inch clearance in front of a water closet. Show location of heating equipment on the plans. Refer to Energy design for correct type of equipment (CRC R303.8)PC2: (2) new gas wall furnaces are required per energy design. Please confirm the location with your energy consultant and show the proposed location of those furnaces on the proposed floor plan. Show smoke alarms in each sleeping room and vicinity area outside each bedroom and at each level on the floor plan. [2019 CRC R314]. Show carbon monoxide alarms outside all sleeping rooms and at each level on the floor plan. [2019 CRC R315].Shower compartments and walls above bathtubs with shower heads installed shall be finished with a smooth, nonabsorbent surface to a height of not less than 72” above the floor. (CRC R307.2)Glass enclosure doors and panels must be labeled Category II. Swing door outward. Net area of shower receptor shall be not less than 1,024 sq. in. of floor area, and encompass 30-inch diameter circle. (CPC411.7) For each enclosed attic space with a maximum vertical height greater than 30 inches, provide a minimum of 22 x 30 inches attic access. (CRC R807.1) PC2: Show attic access on plan. Any attic space with clear height greater than 30” require access to it regardless new or existing portion of the house. Clarify location and size of all existing windows on the drawings. Provide T-24 energy calculations to show compliance. (E.g. Sheet A2.2 and A2.3)The minimum net area of under-floor space ventilation shall not be less than the floor area/150. (CRC R408.1) PC2: For clarity, show (n) ventilators on the building elevations on sheet A-8 based on the calculation on sheet A-4. Access shall be provided to all under-floor spaces. The floor access shall be a minimum 18” by 24” and openings through a perimeter wall shall be not less than 16” by 24”. (CRC R408.4) Revise plans to indicate that a landing, with a width not less than the width of door and length in the direction of travel of not less than 36 inches, will be provided on each side of doors. Sheet A6. Clarify type D door (French?) on plan and schedule. The aggregate glazing are on window #12 and door #D shall exceed 16x11x0.08=14 sf. ROOF CONSTRUCTION AND COVERING Provide detail of roof construction assembly. (CRC 902.1) Specify ICC approval number for asphalt shingles. (CRC R905.3.4 and R905.3.5)Provide minimum 2% slope at flat roof and deck.Provide cross ventilation for attic and each enclosed rafter space as specified in CRC Section R806. Callout attic vent locations, sizes and types on plans. Provide attic ventilation calculation to show minimum ventilation is provided. (CRC R806.2) The total net free ventilating area shall not be less than 1/150 or 1/300 when a Class I or II vapor barrier is installed on the warm-in-winter side of the ceiling. (CRC R806.2) SECTIONS AND ELEVATIONSShow exterior wall construction assembly. A minimum of one layer of No. 15 asphalt felt, free from holes and breaks, complying with ASTM D 226 for Type 1 felt shall be applied over studs of all exterior walls. Specify that two layers of Grade D or 60 minute Grade D paper shall be applied over all wood base sheathing. (CRC R703.2) Specify a minimum 0.019” (No. 26 galvanized sheet gage) corrosion-resistant or plastic weep screed located below foundation plate line and 4 inches above grade on all exterior stud walls or 2-inches above paved areas. (CRC R703.6.2.1) ENERGY Pending.The residence shall conform to the State Energy Conservation Standards. Submit forms and calculations for review and blueprint the final forms on the plans. PC2: The following corrections apply to energy calculation: (see red line on sheet T-1) Clarify the square footage of the new addition area (e.g. 75 sf. vs.428 sf.) and existing area to match architectural plan. PC2: Dimensions, walls and opening locations on the structural plans (e.g. S2) and architectural plans (e.g. A4) are still not consistent (e.g. see new kitchen and patio cover area, door opening on grid line B). Please update the structural plans and design. In addition, please update the plan orientation to be consistent with architectural plan for clarity. Print all plans to scale. A larger paper (e.g. 24”x36” for ¼”=1’-0” floor plan) may be needed to accommodate the enlarged plans. Remove word “not for construction” on all structural sheet title blocks. Structural drawings and the cover page of the structural calculation shall be signed, stamped and dated by the licensed engineer in record. Update the project address to “1902 W Hall Ave” on all structural sheet title blocks and cover page of the structural calculation. Clearly identify all design assumptions & load criteria on the plans. As a minimum: - Dead Loads of roof/ceiling, floors, exterior/interior walls (R301.2.2.2.1); - Live Loads for roof, attics with limited storage, attics without storage, habitable attics and attics served with fixed stairs, floors, and balconies/decks, and stairs per Tables R301.5 & R301.6; - Wind Loads per Section R301.2.1and wind exposures per Section R301.2.1.5; - Seismic Loads per Section R301.2.2; PC2: Sheet SN1.Show Seismic response coefficient: Cs on plan. - Local Jurisdiction Design Criteria per Table R301.2(1) Refer to the updated architectural floor plan, identify all of the new walls on the framing and foundation plan. Clarify why existing roof rafters occur on the new kitchen addition. According to architectural floor plan, this area is removed and built as new addition including roof framing. Please revise plan to clarify framing and connection details. LATERAL (Structural calculation page F31) Clarify Seismic Design Category. Why is E? Sheet S2. Clarify the Grid line system on the roof framing plan on each line of resistance. (line 1 through line 5). (Structural calculation page F32). On each line of resistance, the tributary width and length must match the structural plan on sheet S2. Check all lines. PC2: On sheet S-2. Revise and correct the shear wall length to 6.67 feet on grid line 5 on the framing plan. Refer to plan check redlines on S2, the openings and walls are either altered or added on line 1 through line 6. Provide and justify lateral force resistance. Provide calculation, design and shear transfer details on plan. Update drawing title to “roof framing plan” on sheet S2. Revise detail 18/SD1 to show construction on the raised-floor system. Show where the floor-joisted occurs in detail and clarify how the post is supported. Revise detail 2/SD1 to show construction on the raised-floor system. END OF COMMENTS
