All items noted on this plan check report must be addressed. If you feel that an item is not applicable to your project, note “N/A” and discuss the reason with the plan checker.Please indicate the sheet number and detail to the right of each correction, or note the number on the plans where the correction is made. Resubmit marked original, calculations and this correction sheet. The applicant shall, prior to resubmitting, complete all construction documents to show compliance with the 2019 California Building Standards Code with local amendments.CBC Sections A106.1 and A106.3.4.1, All drawings and supporting documents shall be prepared, stamped and signed by a California licensed architect or registered civil engineer.This review does not include mechanical, plumbing, fire sprinkler system, or electrical work. Separate plans, applications, fees, plan checks, and permits are required for mechanical, plumbing, fire sprinkler systems, and electrical work. ( Show on the site plan)CBC Section 1022.1 Exit continuity. Exits shall be continuous from the point of entry into the exit to the exit discharge.CBC Section 1028.5. Access to a public way. The exit discharge shall provide a direct and unobstructed access to a public way.Panic hardware shall comply with CBC Section 1010.1.10. Panic hardware shall be provided as required by CBC Section(s):
- An Occupancy with an occupant count > 50. Refer to CBC section 1008.1.8.3, Item 2 for Exception.CBC Section 11B-404.2.7Hand-activated door opening hardware shall be centered between 30” and 44” above the floor. Latching and locking doors that are hand activated and which are in a path of travel shall be operable with a single effort by lever-type hardware, by panic bars, push-pull activating bars, or other hardware designed to provide passage without requiring the ability to grasp the opening hardware. Locked exit doors shall operate as above in egress direction. ( For all doors)Exit illumination and exit sign requirements in accordance with CBC Section 1013 shall be shown on the drawings. Be specific as to the type of exit signs to be installed.It is the project designer’s/property owner’s responsibility to show compliance on the drawings with all applicable Federal and State Accessibility Standards.Drawings submitted to the Building Division for review shall provide the following information to insure compliance with CBC Section 11B-202.4
- An accessible entrance
- An accessible route to the altered area
- Accessible restrooms
- Accessible telephone (if any)
- Accessible drinking fountains, and
- Parking, signage and alarmsProvide a continuous walking surface from each exit door to public way.Walks and sidewalks shall have a continuous common surface, not interrupted by steps or abrupt changes in level. Surfaces shall be slip resistant. If a walk crosses or adjoins a vehicular way, and the walking surfaces are not separated by curbs, railings or other elements between the pedestrian areas and vehicular areas, the boundary between the areas shall be defined by a continuous detectable warning which is 36” wide, complying with the CBC Section 11B-247.1.2.5 ( Show on the drawings at entrance and all exit doors )CBC Section 11B-406.5.3 Curb ramps shall comply with CBC Section 11B-406. A level landing 4’ deep shall be provided at the upper end of each curb ramp over its full width to permit safe egress from the ramp surface, or the slope of the fanned or flared sides of the curb ramp shall not exceed 1 unit vertical to 12 units horizontal (8.33% slope).Each lot or parking structure where parking is provided for the public as clients, guest or employees, shall provide accessible parking as required by CBC Section 11B-502.CBC Section 11B-208.2.4 One in every six accessible spaces, but not less than one, shall be served by an access aisle 8’-0” (96”) wide minimum and shall be designated van accessible as required by Section 11B-502 The words NO PARKING shall be painted on the ground within each eight’ loading and unloading access aisle. This notice shall be painted in white letters no less than 12” high and located so that it is visible to traffic enforcement officials. (Call out on the plan)Plumbing facilities shall be provided in accordance with the California Plumbing Code (CPC) Section 412.0 and CPC Table 4-1.Provide plumbing fixture counts.Provide completely dimensioned floor plans, elevations and sections of sanitary facility insuring wheelchair clearances complying with CBC Section 11B-603 and 11B-604and the California Plumbing Code.CBC Section 11B-606.5. Note on the drawings hot water and drain pipes under lavatory shall be insulated.Drinking fountains serving the area of new work shall be accessible. Please enlarge plans to at least ¼”=1’-0” scale.Clarify the framing design on the exiting roof. Identify existing framing direction and support on framing plan above the remodel area.Please provide a wall legend and key plan in the calculations, identify the structural members (e.g. beam #), foundations, lateral force resisting system calculated, and cross-reference to the details/schedules on the plans.Provide a complete and consistent grid system with grid lines for each lateral line of resistance on structural framing plans. Plans are incomplete (e.g. missing load path between diaphragm and moment frame)Per calculation, please explain why the moment frame support only half of the demand force (11.43 kips). Provide structural design and details to support the other half of the demand force.The HSS moment frame beam and its support shall be designed to support the roof structure. The calcualiton shows the beam to support uniform dead load 0.3? and live load 0.45? appears in adequate. Provide explanatory diagram in the calculation to verify the design. Note that a few point load from roof hip and beam is missing in the current calculation.Provide design and connection details for the HSS steel beam to support the wood beam and wood hip.MOMENT FRAMEProvide computer input for the moment frame calculation. The required information shall include nodal number, position, member number, material, dimensions, specifications, restraints, demand force…Provide calculation to design moment frame members (beams and columns) and moment connections.Provide minimum specifications, tables, and notes for Quality Assurance.Structural Observation per Section 1704.6 is required for this project. The engineer of record shall prepare an observation program, including the name(s) of the individuals or firms who will perform the work. The observation program shall be shown on the first sheet of the structural plans.Along the braced line of the moment frame, provide calculations and details to show that collector elements, splices, and connections to resisting elements have the strength to resist the combined loads resulting from the load combinations with over-strength factor.(ASCE Section 12.10.2)Moment frame base connection: Design the base connection elements, including but not limited to, anchor bolts, base plate welds and any other elements transferring shear, moment and tension mechanism shall be designed using the over-strength factor in accordance per ASCE 7.The seismic loads to be transferred to the foundation soil interface shall be based upon the seismic load combinations of ASCE 7 Section 12.4.3.2.Design the concrete elements at the column base, including anchor rod embedment and reinforcement steel.Grade beams shall be provided with ductile detailing per ACI 318 Chapter 18.4 & 18.13.Provide calculation for the base pate and anchor bolt. Provide detail for the base plate attachments and show base plate bolt patterns and edge distances to the concrete.Provide a complete moment connection design meeting AISC 341 & AISC 358 and detail the moment connection on the plans.Per comment # 19, show 252 occupant per occupancy table provided.Provide only one occupant sign in the pray hall.Since floor plan changed, show all the perimeter walls between the prayer room and other room is 2-hr fire rated.Show door # 95 is 1.5 hr fire rated door.
