This review does not include mechanical, plumbing or electrical work. Separate plans, applications, fees, plan checks, and permits are required for mechanical, plumbing, and electrical work. Call 647-5800 for information.
The applicant shall obtain clearances/approvals for the following, prior to building permit issuance:
-Planning Division approval on the corrected/final set of drawings (647-5804). Previously
approved plans should be submitted to expedite the process.
-Police Department approval on the corrected/final set of drawings (647-5840).
-Public Works Agency approval (647-5039).
- School District Compliance Certificate; and a copy of the building permit application, signed by
the plan check engineer, shall be required by the School District to verify the scope of the work.
Revise the project address to “1920 S Griset St Unit# 2”. Please ensure the correct address is updated throughout the construction document.
Add note to cover sheet that minimum ___ kWdc residential solar PV system is required and under separate permit.
Sheet T1. Door #1 and door #4. Revise plans to indicate that a landing, with a width not less than the width of door and length in the direction of travel of not less than 36 inches, on each side of doors. The elevation of landing shall not exceed 1 ½ inches lower than the top of the threshold of the doorway (7.75 inch if door does not swing over the landing or steps). (2019 CRC R311.3.1).
Sheet T1. Show the location of the address number on the site plan. Provide the following on address number:
The address number shall be legible and placed in a position that is visible from the street or road fronting the property.
The address number shall be Arabic numbers or alphabetical letters.
Numbers shall not be spelled out.
Each character shall be not less than 4 inches in height with a stroke width of not less than 0.5 inches.
Sheet A1. Provide attic access. Provide a minimum of 22 inch x 30 inch attic access for each enclosed attic space with a minimum vertical height greater than 30 inches or greater over an area of not less than 30 square feet. (2019 CRC R807.1).
Sheet A2. Roof eave less than 5 feet to property line for non-fire-sprinklered building; provide one hour rated protection at the underside, heavy timber or fire-retardant treated wood of eave per CRC Table R302.1(1) OR comply with footnote (a) or (b) of that Table. Revise plan to show method of protection.
Per item #9, eaves vent located within 5 feet to property line on the south of the ADU building is not allowed. The eave detail 4/A2 shows open rafter tails without enclosed eave, please clarify where the eave vents occur? Revise roof ventilation design on plan. (2019 CRC R806.2)
Provide ICC number for the “GAF” asphalt shingles on plan.
Sheet E1. Provide an exterior light at all exterior doors switched by the door. Show compliance at the door #4. [2019 CEC 210.70(A)].
Sheet E1. Provide smoke detectors within each bedroom.
Sheet E1. Electrical bubble cross-referencing on the floor plan shall match the description in the electrical notes.

Per item #18 and item #19, please update the building insulations, SHGC, U-factor and size of solar PV system kWdc on plan based on the revised energy calculation.
Indicate SHGC and U-factor in the glazed door: Door #4.
Show location of the cooling units on the site plan or floor plan if located within the building.
STRUCTURAL
On grid line 1, provide HDU2 holdowns on each end of the 7 feet long shear wall on foundation plan per calculation.
