The applicant shall obtain clearances/approvals for the following, prior to building permit issuance:
-Planning Division approval on the corrected/final set of drawings (647-5804). Previously
approved plans should be submitted to expedite the process.
- Fire Department approval on the corrected/final set of drawings (647-5839 or 647-5700).
-Police Department approval on the corrected/final set of drawings (647-5840).
-Public Works Agency approval (647-5039).
- School District Compliance Certificate; and a copy of the building permit application, signed by
the plan check engineer, shall be required by the School District to verify the scope of the work.
-Grading Permit. Application is made through the Building Safety Division (647-5800) and the
plan review is by the Public Works Agency (647-5039).
Reminder:Final plan shall be signed and dated by the person who is responsible for designing the construction documents/plans.
Structural Plan Review Comments:
2nd Review Comment: Structural response was incomplete or plan was not revised. The following comments are remain unresolved.
Structural plans were incomplete. Plan review will continue at time of resubmittal and additional comments may be required.
Reminder:Plan shall be stamped, signed, and dated by a California registered civil engineer or a California licensed architect.
Structural calculation provided by Donald J. Inman & Associates were no longer valid. Please provided updated calculation for the two buildings.
Structural analysis shall include design criteria, vertical loads, and horizontal loads.
Reminder: include solar photovoltaic system loads.
Floor beam supporting shear wall above – Please design beam with seismic forces and omega factor (overstrength factor).
Floor diaphragm and low roof diaphragm (vertical discontinuity): Please provide calculation and details for shear transfer from the floor and diaphragm to adjacent shear wall panels in accordance with Section 12.3.3.4, ASCE7-16 for vertical structural irregularities.
Provide foundation design/calculation.
Provide schematic plan to show beams identification and shear walls so that it can be easily located/followed.
Coordinate plans and updated calculations.
Sheet S1.2: Roof framing Plan (House #1)
Truss layout provided on the plan was incomplete. Please clearly show limit of roof trusses, spacing, girder trusses, drag trusses with drag loads, and etc. Reminder: The truss company will follow the structural roof framing to design for the trusses; therefore, the roof framing must be clear.
Response was incomplete. Please revise detail to provide positive connection between roof trusses and wall top plates. Simpson hurricane tie may be used.
Please provide detail to show shear transfer for interior shear wall. Cross-reference detail onto the plan.
Please submit final foundation plan and details to the geotechnical engineer for review and approval. The geotechnical engineer should “review” stamp the plan for general conformance with the soil report recommendation.
Sheet S2.2: Roof Framing Plan (House #2)
On the plan, please clearly show/provide roof truss layout. Show trusses span direction, bearing locations, spacing, girder trusses, drag trusses with drag loads, and etc.
Sheet S2.2: Second Floor Framing Plan (House #2)
Low roof: Please provide drag trusses with drag straps align with the shear walls.
Sheet S2.1: Second Floor Framing Plan (House 2)
Please coordinate with updated calculation. Plan review will continue at time of resubmittal.
Final plans and calculations shall be stamped, signed and dated by the engineer of record.
Reminder: Please submit final foundation plan and details to the geotechnical engineer for review and approval. The geotechnical engineer should “review” stamp the plan for general conformance with the soil report recommendation.
