The applicant shall obtain clearances/approvals for the following, prior to building permit issuance: -Planning Division approval on the corrected/final set of drawings (647-5804). Previously approved plans should be submitted to expedite the process. -Police Department approval on the corrected/final set of drawings (647-5840). -Public Works Agency approval (647-5039). Sheet A-1: The SCOPE OF WORK showed at the top left corner of the page did not reflect the permit application and plan. Please coordinate and revise plan accordingly. Site plan: the exit stairway shall not located less than 10-ft away from the property line. Please relocate stairway. Occupancy group: please specify occupancy group R-2 for the triplex building. Sheet A-1.1: Please provide second floor plan and exiting plan. The travel distance shall not be more than 75-ft, measure from the most remoted point to the bottom of the stairway. Sheet A-2: Please revise plan to provide 42” height minimum for the guardrail. Guardrails shall be provided on the stairway and balcony. Handrails: In additional to the guardrails, handrails shall be provided on both side of the stairway. Handrails shall not be less than 34” and not more than 38 inches. Handrails with a circular cross section shall have an outside diameter of not less than 1 ¼” inches and not greater than 2 inches. Handrails shall be extended minimum 12” horizontally at top of landing; at the bottom, handrails shall extend at the slope of the stair flight for a horizontal distance equal to one tread depth beyond the last riser nosing plus a horizontal distance of 12” in the plane of the landing surface. (see figure below). Stairway: (Section 1011, CBC) On the plan, please show dimensions for rise and run. Riser height shall be 7” maximum and tread depth shall be 11” minimum. Solid risers are required. Sheet S-1: Solid risers are required. Please coordinate and revise detail accordingly. Provide lateral support for the exit stairway. Detail 1 and 2: Please revise detail to provide minimum 6” minimum between finish grade and top of footing, and provide minimum 1” airspace between the top of the footing and wood members; otherwise, provide pressured-treated wood for supporting posts and stair stringers.
