The applicant shall obtain clearances/approvals for the following, prior to building permit issuance:
-Planning Division approval on the corrected/final set of drawings (647-5804). Previously
approved plans should be submitted to expedite the process.
- Fire Department approval on the corrected/final set of drawings (647-5839 or 647-5700).
-Police Department approval on the corrected/final set of drawings (647-5840).
-Public Works Agency approval (647-5039).
- School District Compliance Certificate; and a copy of the building permit application, signed by
the plan check engineer, shall be required by the School District to verify the scope of the work.Update school fee calculation. Submit sheet G.70.Submit updated overall floor plan: Sheet A0.13 through A0.15.Submit updated floor plans: Sheet A1.11A through A1.15B.Submit updated egress plans on the upper level based on the revised floor plan layout.Please identify the primary entries on the apartment from each interior courtyard into the building. Provide nonabsorbent finish and plus cover above the opening. Cover(s) shall comply with minimum dimensioned as required in the CALGreen Code and attachment to the building structure shall be designed to support applied load. Sheet A5.15 is not submitted.Reduce the total area of glazing in fire-protection-rated window assemblies not to exceed 25% of the area of a common wall within any room.Refer to sheet A6.10, the 2nd floor corridor and the 2-story opening. This common wall is formed by multiple glazing walls and doors (SF11, SF22, SF23, SF24 and SF25) which exceed maximum allowed glazed area (100%>25%). (708, 716.3.2.1.2). Design to comply with 712.Refer to sheet A6.10B, the 3rd, 4th and 5th floor office and corridor. Total glazed area of SF17 and SF21 >25%.(708, 716.3.2.1.2).Sheet A6.13. Roof deck, a new tie-back anchor is located by the door #564. Please revise its location not within the following location: (1) required door landing, (2) required egress route, (3) accessible route and (4) door maneuvering space. When it is in use, the required egress routes and accessible routes shall be maintained.Sheet A6.13.Provide tie-back detail showing how it is attached to the building structure. Cross-reference structural anchorage detail location to the architectural plan.Sheet A6.13. Each roof drain inlet shall have both primary and secondary drain system. (CPC 1101.12). Sheet S6.10: New cantilever steel beam supporting lobby stairway top landing – Please provide detail to show connection of beam to post at the back-span of the beam. Design connection with upward force at the back-span. Details shall be clearly cross-referenced onto the plan. Sheet S6.12: 2nd floor framing above the 1st floor fitness Please provide specific detail to show traps between beams supported by the HSS steel columns. Detail 11/SW4.0 referenced per construction note 6 was not applicable to this condition. Please coordinate and provide detail accordingly; details shall be clearly cross-referenced onto the plan so that it can be easily located. Please demonstrate lateral resisting for the 2nd level fitness area along the open side to area below. 25% of the floor live loads may require to be included for the effective seismic weight per Section 12.7.2 ASCE7-16. Fitness floor joists and its supports shall be design with 100 psf live loads. Please revise calculations and plans as necessary. Reminder: All common use areas shall be designed with 100 psf live loads. Please coordinate and verify that structural members and foundations are designed with sufficient loads.END OF COMMENTS
