STRUCTURAL REVIEW COMMENTS:Wayne Leewlee@santa-ana.org(714) 647-5848THE FOLLOWING BUILDING PERMIT IS REQUIRED:Submit and obtain building permit (maybe under separate permit) for the design of the ground improvement mitigation method (listed by approved agencies. E.g. ICC) to mitigate the effects of liquefaction and for support of the proposed foundation system. Please note that this soils reinforcement design permit must be approved and issued no later than building permit issuance.PC 2nd comment: No record of submission as of February 22nd, 2022.PLAN CHECK COMMENTSPC 2nd comment: This is incomplete submission. Only (3) sets of new plans are submitted. Structural calculations, geotechnical reports, any supporting documents, and previous plan check set and plan check structural calculation with redlines must be return.Based on the limited available information, only partially reviewed on this plan check. Comments not able to be reviewed is responded as “Pending”.Please refer to plan check set for plan check comments not shown in this list.PC 2nd comment: Pending. Please return the check set. Please provide address on the title block on each sheet. (Refer to architectural sheets for address information)PC 2nd comment: Incorrect address shown. Revise all sheets with correct address: 2010 E Warner Ave, Santa Ana, CA. 92705.Provide sheet index on sheet GS1.1.PC 2nd comment: index is not available on sheet GS1.1. In addition, the structural sheet index shown on architectural plan GA0.1.0 does not match the structural package. On sheet GS1.1, list all structural deferred submittal items on cover sheet. (e.g. stairway construction). Please clarify the PT-slab design at grid B on all levels, except amenity level. Plans and calculation shall be consistent. (e.g. sheet GS2.2, calculation page 160)PC 2nd comment: Pending.Sheet GS2.8A. Please justify the column cap design and dimensions at the middle columns where two columns shared with one cap. E.g. Grid F,5 and F,7.PC 2nd comment: Pending.Sheet GS2.8A. Please add a note on plan to specify the column cap dimensions located at the edge of the slab. E.g. Grid A, 5.7.PC 2nd comment: Pending.LateralPlease justify the lateral design for Type 3 of the horizontal structural irregularities per ASCE 7-16 Table 12.3-1 at the split level ramp diaphragm. PC 2nd comment: Pending. Please justify the lateral design for Type 2 of the vertical structural irregularities per ASCE 7-16 Table 12.3-2 occurs at the amenity level and adjacent level.PC 2nd comment: Pending.Show redundancy factor value, ρ, on the structural cover sheet under general notes. For concrete shear wall design, please show justification in the structural calculation if the value is taken as 1 instead of 1.3. (ASCE 12.3.4.2)PC 2nd comment: Pending. The occupant load is greater than 300 at the rooftop amenity area. Please verify and clarify with the architect that whether or not the primary occupancy is public assembly in the garage building and building may be classified as Risk Category III. The current structural design is Risk Category II. (CBC Table 1604.5)PC 2nd comment: Pending. Please provide additional analysis to justify split ramp diaphragm. Currently the diaphragm is analysis as a single diaphragm.PC 2nd comment: Pending.Seismic Drift (ASCE Section 12.12.1): Calculate seismic drift based on deflections of each level with Cd and I factors using strength level forces per ASCE 7 Section 12.8.PC 2nd comment: Pending. In addition, pleases show calculation page number where the justification can be found.Separation (ASCE 7 Section 12.12.3): Provide separation justification from adjacent structure(s) on the same property meeting ASCE 7 Section 12.12.3. In the calculation, please also include a copy of floor plan indicating building separation distance between garage and apartment building on all sides.PC 2nd comment: Pending.A complete justification is needed to prove the separation is adequate. Provide calculation and plans are needed to verify on this submission package.Provide sufficient seismic separation is also the responsibility for the structural engineer who design the garage. Specify minimum separation distance on your structural plans.Specify minimum shearwall length on each shear wall on plan.PC 2nd comment: Pending.FoundationClarify the extent of the ground improvement area. Please attach the ground improvement drawings to the structural plans for reference.PC 2nd comment: Unable to review.A copy of Ground improvement design is not available and needed for reference in this package.Provide the design of the ground improvement mitigation method (listed by approved agencies.
