This review does not include mechanical, plumbing or electrical work. Separate plans, applications, fees, plan checks, and permits are required for mechanical, plumbing, and electrical work. Call 647-5800 for information.
The applicant shall obtain clearances/approvals for the following, prior to building permit issuance:
-Planning Division approval on the corrected/final set of drawings (647-5804). Previously
approved plans should be submitted to expedite the process.
-Police Department approval on the corrected/final set of drawings (647-5840).
-Public Works Agency approval (647-5039).
- School District Compliance Certificate; and a copy of the building permit application, signed by
the plan check engineer, shall be required by the School District to verify the scope of the work.
Revise the project address to “905 & 905 UNIT 2 S. Harmon St., Santa Ana CA 92704”. Please ensure the correct address is updated throughout the construction document. For example, address on the title block of every sheet, title page on structural calculations, and line 3 on page 1 of the CF1R document.
(New ADU) Provide the following on address number:
Show the location of the address number on the site plan. The address number shall be legible and placed in a position that is visible from the street or road fronting the property.
The address number shall be Arabic numbers or alphabetical letters.
Numbers shall not be spelled out.
Each character shall be not less than 4 inches in height with a stroke width of not less than 0.5 inches.
Add note on the first sheet that “Solar permit issuance is required prior to perform framing inspection”.
Add 2019 California Green Building Standards Code (CALGreen) to the governing Codes.
Sheet A-4. Please revise wall legend and plan to clearly distinguish the proposed walls and existing walls.
STRUCTURAL
Structural plans require stamp, signature and date by the professional engineer in record.
Submit two (2) copies of a geotechnical report for the subject project in accordance with CBC Section 1802. The geotechnical engineer shall include in said report applicable items noted under CBC Section 1803.6.
CBC Section 1803. Geotechnical report recommendations are considered to be minimum standards. Structural calculations and drawings must meet or exceed said minimum standards. Show compliance with the geotechnical report recommendations.
The geotechnical report requires foundation excavations to be reviewed by a geotechnical engineer. Note on the foundation plan "Prior to requesting a Building Safety Division foundation inspection, the geotechnical engineer shall inspect and approve the foundation excavations." (1803)
Have the consulting geotechnical engineer review and approve the foundation plans. Provide a statement with stamp and signature that geotechnical engineer is reviewed and approved foundation in a letter format or incorporated into plans. (1803)
