The applicant shall obtain clearances/approvals for the following, prior to building permit issuance: -Planning Division approval on the corrected/final set of drawings (647-5804). Previously approved plans should be submitted to expedite the process. -Police Department approval on the corrected/final set of drawings (647-5840). -Public Works Agency approval (647-5039). - Proof of Worker's Compensation Insurance shall be required at the time of permit issuance. The permit application is expired as of 12/18/2021. A new permit application is required for the proposed ADU. Scope of work showed on sheet 1 and sheet 2 were inconsistence. Is this a demo of existing garage and build a new ADU or is this a conversion with addition? Please coordinate and revise plan accordingly. Sheet 2: Related to comment #6 above: If the existing garage will be demolished, please revise floor plan to show all new walls. Sheet 2: South Elevation – Please revise elevation to show 4x4 sliding window as called out on the window schedule. Sheet 3: Foundation – Concrete slab: Please clearly specify/clarify on plan concrete slab is new or existing? Existing footing to remain: Please provide detail to show dowelling between new concrete slab/footing to the existing footing. Coordinate and revise plan accordingly. If existing garage slab to be kept: Show how moisture barrier will be installed. Revise Section to show concrete curb around the building to align with the existing exterior garage footing / concrete curb. Show existing vs. new slab and positive connection detail. Existing footing: Please provide detail to show anchor retrofit for new shear walls. Please clearly cross-reference detail 3/2 onto the foundation for the new hold-down anchor to new footing. Existing footing: Provide detail to show attachment of new hold-down anchor to existing footing. Sheet 3: Patio cover – Please specify patio cover per City’s Standard and reference to sheet 6 for details. Final plan shall be signed and dated by the designer who is responsible for the construction document. (End of Comment)
