This review does not include mechanical, plumbing or electrical work. Separate plans, applications, fees, plan checks, and permits are required for mechanical, plumbing, and electrical work. Call 647-5800 for information.
The applicant shall obtain clearances/approvals for the following, prior to building permit issuance:
-Planning Division approval on the corrected/final set of drawings (647-5804). Previously
approved plans should be submitted to expedite the process.
-Public Works Agency approval (647-5039).
Provide specification for the new window #6 in the bathroom.
Add note to plan that maximum SHGC: 0.23 and maximum U-factor: 0.3 for the new window.
Label only new windows and doors on the floor plan and reference to window and door schedule. All other existing windows and doors shall be labeled as existing.
STRUCTURAL
Delete connection/footing details on A4 and A7 which do not apply to this project.
Revise the wall layout and clarify the new walls’ location on the foundation plan to be consistent with the proposed floor plan.
Provide structural design for the new wall opening between bedroom #4 and the new bathroom. According to City’s record, it appears a 4x4 post supporting a floor beam is located within the opening. Provide structural calculation, framing plans, foundation plans and structural details, stamped, dated, and signed by the structural engineer in record.
Provide shear transfer detail at the top of the new type A shear wall.
All drawings shall be signed by the engineer who stamps the plan.
