Scope of work changes: A new 225 sf. laundry room is changed to a new 560 sf. laundry + storage room. (101108126)
BUILDING CODE PLAN CHECK COMMENTS:
The applicant shall obtain clearances/approvals for the following, prior to building permit issuance:
-Planning Division approval on the corrected/final set of drawings (647-5804). Previously
approved plans should be submitted to expedite the process.
- Fire Department approval on the corrected/final set of drawings (647-5839 or 647-5700).
-Police Department approval on the corrected/final set of drawings (647-5840).
-Public Works Agency approval (647-5039).
- School District Compliance Certificate; and a school fee worksheet, signed by
the plan check engineer, shall be required by the School District to verify the scope of the work.
Any changes to scope of work (laundry room)are required to be recorded in the building permit application prior to plan check. An appointment is required with permit staff to update permit (101108126) scope at plan check resubmittal. Please call 714-647-5800 to schedule an appointment.
Sheet T-1.0. Add drainage plan D-1.0 and D-2.0 into drawing index.
Please resubmit Energy calculation (T24 sheets) with clear and legible information on plan. The submitted plans are not clear.
Submit proposed site plan. Sheet R2.0 is not submitted.New ADU and laundry building shall comply with fire separation requirement between the new building to lot lines and imaginary lot lines between any structures. Add note to plan if the existing patios by apartment buildings are open to sky. Note that additional plan check comments may apply after reviewing new site plan.
PC2: Not resolved. Design shall comply with CBC Table 602 and 705.2. A plan check meeting is recommended to discuss this item.
Sheet A-3.0.Section A-A and B-B. Call out R-value on plan at the building sections. Identify R21 insulation between roof rafters, R30 between ceiling joists and R15 wall insulation.
Sheet LR1.0. On proposed floor plan, provide dimensions between partition wall (grid line 2) and exterior wall (grid line 3).
Sheet LR1.0. Clarify on plan whether the new laundry and storage room is conditioned. Provide energy calculation if it is conditioned.
Sheet LR2.0. Callout attic vent locations, sizes and types on plans. Provide attic ventilation calculation to show minimum ventilation is provided. (CRC R806.2).
Sheet LR3.0. Per elevation 2 and elevation 4, roof eave less than 5 feet to property line for non-fire-sprinklered building; provide one hour rated protection at the underside, heavy timber or fire-retardant treated wood of eave per CRC Table R302.1(1) OR comply with footnote (a) or (b) of that Table. Revise plan to show method of protection.
Sheet D2.0. Revise site drainage design and plan based on the new 560 sf. laundry and storage room. The site plan still not been updated.
Sheet D2.0. Revise design on the plan to show following compliance: the grade shall fall not fewer than 6 inches within the first 10 feet from the foundation wall. Where lot lines, walls, slopes or other physical barriers prohibit 6 inches of fall within 10 feet, drains, or swales shall be constructed to ensure drainage away from the structure. Impervious surfaces within 10 feet of the building foundation shall be sloped not less than 2 percent away from the building.
STRUCTURAL (New Laundry room)
New structural calculation shall be stamped, signed and dated by the structural engineer of record.
Provide page number in the new laundry room structural calculation.

Clarify location and show 10.5 feet long ridge beam (RB#1) on roof framing plan.
Specify dimensions, grade, species and spacing for roof rafters on roof framing plan.
Provide shear transfer connection details on grid line 1 and line 3 to provide continuous load path to transfer horizontal force originated from roof diaphragm to the vertical shear wall.
