Red marked set must be returned with revised plans. Plans resubmitted without the red markup set may result in delayed review time and additional plancheck fees. The applicant shall obtain clearances/approvals for the following, prior to building permit issuance: -Planning Division approval on the corrected/final set of drawings (647-5804). Previously approved plans should be submitted to expedite the process. -Public Works Agency approval (647-5039). - School District Compliance Certificate; and a copy of the building permit application, signed by the plan check engineer, shall be required by the School District to verify the scope of the work. Sheet A-1 Show square footage of the new patio cover on the building analysis data. Revise sheet index to show roof plan on the sheet A-1. In room addition area, provide attic space ventilation calculation and show location, type of the attic space ventilator on the roof plan and building elevations. On the building elevations, Clarify the wall covering material on note #7 (siding vs stucco). If siding is provided, provide wall assembly detail and specify siding material with ICC number on plan. On the site plan, provide additional dimension, measured from NEW exterior wall to the NORTH lot line. Sheet A-2 Provide window type and dimensions in the master bedroom. Justify egress, natural lighting and ventilation serving this room. Provide glazing area of not less than 8% of the floor area and minimum 50% of the glazing area for such rooms to be openable. Sleeping rooms must have a window or exterior door for an emergency exit, bottom of the clear opening not more than 44 inches above the floor, 5.7 square feet (Exception: 5.0 square feet at grade floor) of openable area, 24 inches clear opening height, 20 inches clear opening width and shall open directly into a public street, alley, yard, or exit court. In new addition area, provide under-floor ventilation. The minimum net area of under-floor space ventilation shall not be less than the floor area/150. (CRC R408.1) In new addition area, provide access to the under-floor crawl space. The floor access shall be a minimum 18” by 24” and openings through a perimeter wall shall be not less than 16” by 24”. (CRC R408.4) Provide detail of roof construction assembly. (CRC 902.1) Call out wall insulation in the building sections. In the Building section, revise concrete slab-on-grade to raised floor in new addition area. Show floor assembly, R-value and connection details. Call out water heater enclosure dimensions on plan. For an FAU located in the attic provide a minimum access of 22 x 30 inches, a 24-inch wide walkway, a 30-inch deep work platform, and electric light outlet adjacent to the furnace and switched by the opening. (CMC 904.11 & 305) Show 22 x 30 inch clear access to the furnace. Provide a maximum of 20 feet from opening to furnace. (CMC 904) Revise plan and energy calculation to design tankless water heater (per plan shown). The energy design shows storage tank water heater which does not match the floor plan and floor note #17. ENERGY Sheet T24-1. The documentation author shall sign the CF1R form. Sheet T24-1. Update the water heating system to tankless water heater. STRUCTURAL VERTICAL Revise plan or calculation to clarify beam #B3 design. Roof framing plan shows 4x8. However, calculation requires 5.25”x11.875” PSL. Please clarify on plan. Revise plan or calculation to clarify deck joists DJ1 design. Foundation plan shows 2x6@16” o.c. However, calculation requires 4x6 @ 16” o.c. Please clarify on plan. Provide continuous bottom cord at the conventional ridge board roof design. Specify tension strap to connect each ceiling joists in detail 9C/S-1. Cross this detail into roof framing plan. Design rafter tie connection. In detail 9A and 9B/S-1, specify fasteners at each roof rafter and ceiling joists connection per CBC Table 2308.7.3.1 or provide structural calculation. Detail 8/S-1. Show minimum 18-inch underfloor clearance from grade to bottom of floor joists and minimum 12-inch clearance to bottom of girders. (2304.12.2.1) Specify the footing dimensions in detail 8/S-1 at the interior continuous footing. Specify minimum 12” deep embedment for the 12” square concrete pier. Specify girder hanger for wood to concrete wall connection. The note #3 called out at each end of the 4x10 girder beam shows “HUCQ48” hanger which does NOT apply to concrete wall. LATERAL Provide interior shear wall and roof diaphragm shear transfer detail on grid line B. Provide post-installed anchor bolt detail for sill plate and holdown connection to the existing concrete slab, located at the bottom of the shear wall on grid line C and line A. In addition, provide anchorage details showing how to anchor both sill plate and holdown-anchor bolts. If epoxy is used, specify type, ICC of the epoxy and special inspection. Per note #7, if you require GC to verify existing shear wall. Provide shear wall connection details on both framing and foundation plan. END OF COMMENTS
