All items noted on this plan check report must be addressed. If you feel that an item is not applicable to your project, note “N/A” and discuss the reason with the plan checker.Please indicate the sheet number and detail to the right of each correction, or note the number on the plans where the correction is made. Resubmit marked original, calculations and this correction sheet. A separate sheet for response may be used.Resubmit 2corrected sets of plans.The applicant shall obtain clearances/approvals for the following prior to building permit issuance:
- Planning Division approval on the corrected/final set of drawings (647-5804.) Previously approved plans
should be submitted to expedite the process.
- Fire Department approval on the corrected/final sets of drawings ((714)573-6100)
- Police Department approval on the corrected/final set of drawings (647-5840)
- Public Works Agency approval (647-5039)Sheet I0.1On the plan, provide summary for hazardous materials stored and used in the proposed building. The used and stored hazardous material shall not exceed the qualities set for in Table 453.7.2.1. (CBC 453)Storage and use of hazardous materials shall be also submit to Orange County Fire Authority (OCFA) for review. Building Code Summary: Occupancy Groups: Please include occupancy group S-1 and F-1 for storage and manufacturing facility. Lab facilities: Please review hazardous materials and clarify if occupancy group ‘L’ will be classified. Please coordinate with OCFA. Please provide Building Floor Area Summary for the entire building (for each floor and each separate occupancy). Sheet Index: Electrical, Mechanical and Plumbing – Please note “UNDER SEPARATE REVIEW”. Job addresses: Please coordinate and revise job address accordingly (apply to all sheets). Under the Project Description & Scope: Please transfer handwritten notes to the electronic file prior to reprinting. Sheet I0.4: For clarity, please provide/show address on each building. Please clearly identify which building is under the proposed T.I, or both. On the plan, please clearly show an accessible route from the public sidewalk to the primary building entrance(s). Show location of trash enclosure and identify existing or new. Provide accessible route to the trash enclosure, if new trash enclosure is provided. Provide/show accessible route from the accessible parking stalls to the building primary entrance(s). Clearly show concrete curb, curb ramp, and detectable warning. Accessible route shall be maximum of 5% slope measured in the direction of travel, 2% maximum cross-slope and 48” clear width. On the plan, please show/specify street and property lines (PL). Sheet I.5aPlease provide a second exit access from the laboratory directly to the corridor. Sheet I.5bProvide/show exit sign on the 2nd exit door of the lab room. Sheet I2.1: Please revise suite number per Planning comments. Sheet I2.3: Please clearly identify Demising Wall between suites, including existing and new. Wall Legend: Please clearly identify new wall. Coordinate and revise wall legend as necessary. Elevator shaft shall be one-hour construction, and provide opening projection. Mechanical shaft shall be one-hour construction. Referenced detail 16/I8.1: Please clearly show one-hour wall assembly continue to the underside of roof sheathing. On the plan, please show/provide door landing and maneuver space on both sides of doors (all interior and exterior doors). (11B-404.2.4)Restrooms: On the plan, please show/provide accessible restrooms. Show restrooms in compliance with 11B-Division 6 for persons with disabilities. Structural Review Comment: Sheet S1.6: Please provide detail to show elevator wall supported at floor and roof frames. Sheet S2.2 S2.3: On the plan, please show/provide elevator hoist beam and guiderail support. And, provide detail to show connection to structure. Reminder: Final plan and calculation shall be stamped, signed and dated by the engineer of record.
