All items noted on this plan check report must be addressed. If you feel that an item is not applicable to your project, note “N/A” and discuss the reason with the plan checker.Please indicate the sheet number and detail to the right of each correction, or note the number on the plans where the correction is made. Resubmit marked original, calculations and this correction sheet. A separate sheet for response may be used.Resubmit 2corrected sets of plans.The applicant shall obtain clearances/approvals for the following prior to building permit issuance:
- Planning Division approval on the corrected/final set of drawings (647-5804.) Previously approved plans should be submitted to expedite the process.
- Police Department approval on the corrected/final set of drawings (647-5840)
Orange County Fire Authority (714) 573-6100 OCFA to provide “Required OCFA” on the final plan. Plan was revised – The following comments remain applicable. Existing restroom shall be updated to meet the requirement of the current code (2019 CBC), Section 11B Division 6.Please provide detail to show existing restroom complying with the current code. First floor gate: A minimum of 48” level landing is required on the opposite side of the pulling side of door/gate. Landing shall not encroach into the public alley. Please reset location of the gate. Please provide maneuver space for the on the pull side of the gate/door. Maneuver space shall be 60” clear measured in the direction of travel, with 24” clear for the door/gate strike edge. Please coordinate and review plan accordingly. Gate hardware: Please add the following notes for door/gate hardware. Egress doors/gates shall be readily openable from the egress ide without the use of a key or special knowledge or effort. (1010.1.9)Openable parts of such hardware shall be 34 inches minimum and 44 inches maximum above the finish floor or ground. The force for pushing or pulling open a door shall be 5-lb maximum. Operable parts shall be operable with one hand and shall not require tight grasping, pinching, or twisting of the wrist. Second Floor Gate: Please relocate gate so that it can provide a minimum 48” landing on the outside of gate (top of stairway landing). Please show on plan that occupant loads for the second floor is 49 or less. Otherwise, gate must swing outward. (End of Comment)
