All items noted on this plan check report must be addressed. If you feel that an item is not applicable to your project, note “N/A” and discuss the reason with the plan checker.Please indicate the sheet number and detail to the right of each correction, or note the number on the plans where the correction is made. Resubmit marked original, calculations and this correction sheet. A separate sheet for response may be used.Resubmit 3corrected sets of plans.The applicant shall obtain clearances/approvals for the following prior to building permit issuance:
- Planning Division approval on the corrected/final set of drawings (647-5804.) Previously approved plans
should be submitted to expedite the process.
- Fire Department approval on the corrected/final sets of drawings ((714)573-6100)
- Police Department approval on the corrected/final set of drawings (647-5840)
- Public Works Agency approval (647-5039)
- Grading Permit. Application is made through the Building Safety Division (647-5800) and the plan review is by
the Public Works Agency (647-5039)
- School District Compliance Certificate; a copy of the building permit application, signed by the plan check
engineer, shall be required by the School District to verify the scope of work. Refer to the attached handout.Sheet A-0.0: For clarity, please remove all clouds on plan. Using clouds and delta only when the permit has been issued and plan comes back for revision. Apply to all sheets. Sheet A-1.1: Building Safety Division notes: Please update notes and code to reflect the current code edition (2019 code edition). Electric vehicle charging station: On the plan, please specify/indicate the EVCS is only for infrastructure for future installation of electric vehicle charging equipment. Otherwise, if EV charging equipment is stalled, the EVCS has to locate on an accessible route and the parking space shall be made accessible to person with disability. And, the clean-air vehicle parking space must be relocated. The current setup/layout may not work if the charging equipment is installed. Please provide/show bicycle parking as required by the 2019 California Green Building Code. Please show/provide an accessible route to the trash enclosure. All ground floor entrances and exits shall be located on an accessible route. Please coordinate and revise site plan accordingly. Sheet A-1.3: Construction shall comply with 2019 Code edition. Please update notes. Sheet A-2.1: Floor Plan – Please provide Wall Legend to show different wall type for the proposed building (exterior wood stud walls, CMU wall, interior wall, etc.). Provide detail for the required fire-rated wall for wall located adjacent to the property (near zero lot line). Detail shall clearly cross-reference onto the plan. On the plan, please clearly show door landing dimensions for all door. Please coordinate slab finish elevation and exterior finish elevation. Please revise plan to provide minimum 5-ft floor clear space for the water closet (not 3-ft as shown). Sheet A-2.2: The detail 8/D-1.1 called out at the CMU wall was not applicable. Please coordinate and revise detail accordingly. Roof plan: Please show/provide required roof area for solar ready per 2019 California Energy Code. Sheet A-2.3: Restroom plan: Please show dimensions for placement of grab bar. Grab bar height shall measure to the top of grab bar (not center). Detail 5 elevation: Please show location of toilet paper dispenser located at 7”-9”, measure from the front edge of the water closet to the centerline of the dispenser. Sheet A-4.1: Please revise building section to show CMU wall at South elevation. Please coordinate building elevation and exterior elevation. Site plan showed zero curb. Please provide section to show building finish elevation in relative to exterior walkway and driveway. Please coordinate with civil drawings. Sheet ADA-1 through ADA-3: Please clearly cross-reference detail onto the plan and delete/omit detail that does not apply to the project. Detail 8/ADA-3: Please revise restroom plan to provide 5-ft clear space for the water closet. The 28” dimension between water closet and sink was no longer applicable. Detail 10/ADA-3: Please revise details to show grab bar height measured to the top of grab bar (not at center). Sheet D-1.1 through D-2.4: Details provide shall be applicable to the project. Please clearly cross-reference detail onto the plan. Delete/omit detail that does not apply to the project. Structural Review Comment: Sheet S1.0 & S2.0: For consistency and easy to coordinate, please rotate plans to have the same coordinate with the (architectural) floor plan. Please revise utility room to match with architectural floor plan. Please coordinate foundation plan with grading plan and site plan for the interior elevation and exterior elevation. The 8” wood to finish grade separate may be an issue when there was zero curb. Please provide complete structural analysis (vertical and lateral), including CMU wall, based on the 2019 CBC and affective Standards. Reminder: Please include the anticipated solar panel weight for the roof dead loads for future installation. Please update plans to reflect the 2019 code edition. Please provide connection detail of 6x12 header to post. Building located close to existing adjacent building. Please provide calculation and detail for seismic separation between two buildings. Detail 4/SD2: Please provide detail to show how the 4x4 blocking will be attached to the I-joist.
