Plan review will continue at time of resubmittal and additional comments may be required. Plans shall be prepared and stamped, signed and dated by a California registered civil engineer and/or licensed architect. Site plan: Please show property lines and all buildings located on the same lot. Please specify construction shall comply with the 2019 CBC, CMC, CEC, CPC, California Energy Code, California Green Building Code. Please provide the following building information on the cover sheet: Occupancy groups Type of ConstructionFloor area for each occupancy, on each floor, etc. Sprinkler Provide site plan to show accessible parking stalls and provide an accessible route from the accessible parking stalls to the building primary entrance. Accessible route shall be 5% sloped maximum, measured in the direction of travel, 2% cross-slope, and 48” clear width. Otherwise, accessible ramp is required. Please provide demo floor plan to clearly show location of all walls to be removed/demo. Structural walls shall be remained. Please revise plans for the correct job address 2526 S. Birch Street. Per permit record, the existing building was a type II-B construction. Therefore, combustible (wood) construction is not allowed. Please revise construction details for the proposed restroom. Sheet A-1: Restroom Accessible water closet – Please show water closet located at 17”-18” from the adjacent wall, measured to the centerline of the water closet. Show dimensions on the plan.Side grab bar – Please show grab bar extended minimum 24” beyond the water closet, measured from the front edge of the water closet. Show dimensions on the plan. Please provide accessible signage for accessible restrooms, including tactile signs.
