If you feel that an item is not applicable to your project, note “N/A” and discuss the reason with the plan checker.Please indicate the sheet number and detail to the right of each correction, or note the number on the plans where the correction is made. Resubmit marked original, calculations and this correction sheet. A separate sheet for response may be used.Please return marked up set of drawings with corrections.This review does not include mechanical, plumbing, fire sprinkler system, or electrical work. Separate plans, applications, fees, plan checks, and permits are required for mechanical, plumbing, fire sprinkler systems, and electrical work. Call 647-5800 for information.The applicant shall obtain clearances/approvals for the following prior to building permit issuance:
- Planning Division approval on the corrected/final set of drawings (647-5804.) Previously approved plans
should be submitted to expedite the process.
- Fire Department approval on the corrected/final sets of drawings ((714)573-6100)
- Police Department approval on the corrected/final set of drawings (647-5840)
- Public Works Agency approval (647-5039)
- County of Orange Health Department approval on the corrected/final set of drawings ((714)433-6000)PLAN REVIEW COMMENTS:Clarification on the cover sheet. In addition to occupancy A3, revise occupancy group to indicate main occupancy and to list all applicable occupancies with square footage in this tenant space in the remainder area.Assign occupancy group (CBC chapter 3) to each room/space. E.g. beverage service area: Group A2, office: Group B, retail: Group M and etc…PC2: Please list all occupancies apply to this tenant space.EGRESSDue to change of occupancy from M to A3, please evaluate if the existing mall egress system is adequate to support the increased of occupant load. Please provide justification.PC2: justification is not provided. On the drawing, show existing occupant load vs proposed occupant load entering into and egress from the mall. If the proposed occupant load is more than the existing occupant load prior to alteration, show and prove the existing mall egress is adequate to support the increased occupant load.STRUCTURALThis is change of occupancy from retail to assembly. The design live load for assembly area is 100 psf minimum and not reducible. (CBC Section 1607). Please evaluate the existing concrete floor to support future higher live load. Justification with structural calculation is required.PC2: Please provide:On structural plan, show specification (concrete thickness, dimensions, reinforcement, spacing…)for assumed concrete slabs, concrete columns, drop panels and bearing walls on the structural plan for field verification.Within structural calculation, provide nodal and member number, coordinate, input load and loading diagram in the analysis.Sheet S2. If (11) reinforced area are required according to sheet S2 and last page of analysis, provide further design, calculations and details on plan. Are those at the top of first level columns to support the 2nd level floor? (No information is found on plan and calculation). Please provide framing and foundation plan to clarify the location of the required reinforced area (at the top of the first level columns)? and the first level column locations.Please check existing foundation.The design loads and other information pertinent to the structural design required by Sections 1603.1.1 through 1603.1.9 shall be indicated on the plans.PC2: Show design loads on sheet S1.NEW STRUCTURAL CORRECTION: Submit (2) copies of complete structural calculation including all pages of calculation from first and second submittals. The submitted calculation appears not having the design on the previous submittal (e.g. concrete wall opening…). Please review carefully to include all design on the next submittal.Please stapled all calculation together and (2) copies are required.END OF COMMENTS
