Business and Professions Code Chapter 3, Division 3, Section 5536.1 (a). This review does not include mechanical, plumbing or electrical work. Separate plans, applications, fees, plan checks, and permits are required for mechanical, plumbing, and electrical work. Call 647-5800 for information. The applicant shall obtain clearances/approvals for the following, prior to building permit issuance: -Planning Division approval on the corrected/final set of drawings (647-5804). Previously approved plans should be submitted to expedite the process. - Fire Department approval on the corrected/final set of drawings (647-5839 or 647-5700). -Police Department approval on the corrected/final set of drawings (647-5840). -Public Works Agency approval (647-5039). - School District Compliance Certificate; and a copy of the building permit application, signed by the plan check engineer, shall be required by the School District to verify the scope of the work. -Grading Permit. Application is made through the Building Safety Division (647-5800) and the plan review is by the Public Works Agency (647-5039). Revise the project address to “4721 W Oakfield / 4721 W Oakfield Unit #2 / 4721 W Oakfield Unit #3”. Please ensure the correct address is updated throughout the construction document. For example, address on the title block of every sheet, title page on structural calculations, and line 3 on page 1 of the CF1R document. PC2: Please update job address on all T24 sheets and job address on CF1R forms. In the CF1R form, use correct address on the JADU and detached ADU (e.g. T24.1 page 1 item 3). Transpose all hang-written items into the drawings. (e.g. sheet A1 under scope of work description) Sheet A1. Add to the description of the scope: (show square footage) Remove unpermitted room: ___ sf. New exterior water heater enclosure: ___ sf. Sheet A1. Add note to cover sheet that minimum 1.92 kWdc residential solar PV system is required on the new detached ADU and under separate permit. Sheet A1. Add note on the first sheet that “Solar permit issuance is required prior to perform framing inspection”. Sheet A2. Main house. An opening between the JADU and the main house is removed. The existing 4030 window does not have sufficient glazing and opening for the natural lighting and ventilation serving the kitchen and living room combined area. Minimum glazing area shall be 8 % of the floor area and 50 % openable at the said room. (CRC R303.1). PC2:Building permit is required for adding a new 4’x4’ kitchen window. Prior to apply Building permit, obtain Planning Division approval for adding new windows. Planning: 714-647-5804. Making an appointment with permit technician (Allissa Zuniga: 714-647-5854) and pay plan check fee at the counter for all the proposed work on the existing house. DO NOT USE DROP BOX. On plan, indicate maximum U-factor and SHGC for this new window per 2019 California Energy Code prescriptive or performance method. On sheet A1, show all proposed work on the existing house under the scope of work description. Structural design, calculation, plans and details area required for (1) new header and (2) lateral support system at the exterior wall where the new opening is made. The new garage window alteration requires building permit. Obtain permit and indicate on the scope of work on plan. Sheet A2. Main house. Provide dimensions for the new water heater enclosure. Sheet A2. JADU. Relocate the 22”x30” attic access to have minimum 30” vertical clearance in the attic space above the access. Sheet A2. ADU. Indicate hallway to have 3 feet minimum wide between interior walls. (R311.6) Sheet A3. Revise attic space ventilation design for both JADU and ADU. Provide separate calculation for each enclosed attic space AND show provided ventilators on roof plan. Call out ventilators’ specification including net vent free area. Sheet A4. Provide specification of the new brick veneer. PC2: Show make and model of the brick veneer. Sheet A4. Revise insulation between rafters from R13 to R15 per energy design. ELEVATION CERTIFICATE Revise BFE on section B item B9 in accordance with the Hydrology report. Submit (2) new copies of the revised report. (BFE: 76.25’??) Please indicate the finish floor elevation (FF=77.35’) on both JADU and ADU plan. Show it on the site plan and floor plan. SOILS REPORT Submit a statement from the soils engineer indicating that he/she has reviewed the foundation design and plans and found that they are in conformance with the soils report recommendations. STRUCTURAL Revise the project address to “4721 W Oakfield / 4721 W Oakfield Unit #2 / 4721 W Oakfield Unit #3” on all structural sheets. On the cover page of the calculation, update the project address to “4721 W Oakfield Unit #2” for JADU. PC2: Submit (2) copies of calculation with correct project address. On the cover page of the calculation, update the project address to “4721 W Oakfield Unit #3” for ADU. PC2: Submit (2) copies of calculation with correct project addess. Indicate the design criteria and soils parameters, name of the firm responsible for the soils report and the date and number of the report on plan. Sheet S0. Update the seismic design data on plan to be consistent with the structural calculation. Sheet S1. Revise beam calculation for the 2-2x6 beam (beam #2) to include the supporting loads from the slope roof portion. Justify the beam design. Sheet S1, S2. New concrete slab-on-grade shall be 5” minimum thickness per soils report. Sheet S2. Provide framing design and detail for the new water heater enclosure. PC2: Sheet S2. Revise detail 18/SD1 for correct roof rafter/bearing wall connection on plan. NEW CORRECTION PER REVISED PLAN: Please refer to the revised architectural plans. A new window opening is made within existing house kitchen exterior wall.
