To satisfied unlimited building provision per CBC 507.4, reduced open space approach per CBC 507.2.1 may be used. The location in question is marked on the site plan on the volume 2 on sheet A0.11. The reduced side yard section shall have 40 feet minimum side yard AND 3-hour minimum fire-resistance rating exterior wall AND 3-hour minimum opening protection. A new roll-up door located within this area MAY NOT WORK.Please show dimensions on the site plan to justify 60 feet and 40 feet side yard. Show where 3-hour construction and opening protection is required for any new construction or alteration. Cross-reference and provide construction details on plan.Provide 3-hour exterior wall construction details where any new exterior wall is located within 60 feet to the lot line. Remove “for reference only” on the drawing title and highlight and scope that is applicable on this set of submittal. Plans are not clear.Sheet A5.11. Detail 2. On egress plan, revise path of travel to use “right-angle” method to draw and calculate travel distance and common path of travel. In the stairway area, the path of travel shall be measured along the actual stairway run, not cutting through the stairway.Sheet D0.00 and A0.00. The run shall notbe less than 11”. - Treads, nosing, and risers require compliance with CBC Section 11B-504, including no open risers and slip resistant treads. - CBC Section 1011.3, Dimension stairway headroom clearance. 80” minimum clearance. - Refer to the attached stairway handout; show compliance on the drawings.Show design occupant load at each exit door and the available exit capacity on each door. Provide egress door dimensions and clear width on plan.Exit illumination and exit sign requirements in accordance with CBC Section 1013 shall be shown on the drawings. Be specific as to the type of exit signs to be installed.CBC Section 1013.1. Provide a directional exit sign at changes in exiting direction.CBC Section 1013, Requires exit signs to be readily visible from any direction of approach. No point shall be more than 100’ from the nearest visible exit sign. Revise the drawings to show compliance.CBC Section 1008, Requires means of egress from all occupied parts of the building be provided with at least 1’ candle of light at floor level. Show compliance on the drawings.Tactile exit signs shall be required at the following locations: - Each grade-level exterior exit door shall be identified by a tactile exit with the word “EXIT.” - Each exit door that leads directly to a grade-level exterior exit by means of a stairway or ramp shall be identified by a tactile exit sign with the following words as appropriate:“EXIT STAIR DOWN”“EXIT RAMP DOWN”“EXIT STAIR UP”“EXIT RAMP UP” - Each exit door that leads directly to a grade-level exterior exit by means of an exit enclosure, or an exit passageway, shall be identified by a tactile exit sign with the words “EXIT ROUTE.” - Each exit access door from an interior room or area to a corridor or hallway, which is required to have a visual exit sign, shall be identified by a tactile exit sign with the words “EXIT ROUTE.” - Each exit door through a horizontal exit shall be identified by a sign with the words “TO EXIT.”For the purpose of Section 1013.4, the term “tactile exit signs” shall mean those required signs that comply with Chapter 11A, section 1143A or Chapter 11B, section 11B-703.1, 11B-703.2, 11B-703.3 or 11B-703.5.Accessible spaces shall be provided with not less than one accessible means of egress. Where more than one means of egress is required by Section 1015.1 or 1019.1 from any accessible space, each accessible portion of the space shall be served by accessible means of egress in at least the same number as required by Section 1015.1 or 1019.1, Chapter 11A or 11B, as applicable. (1009). Provide and identify accessible means of egress design on the egress plan.Note the following on the plans: “The means of egress, including the exit discharge, will be illuminated to a level of not less than one foot-candle at the walking surface at all times the building space served by the means of egress is occupied”.Note on the plans: “Exit signs shall be internally or externally illuminated at all times and shall be connected to an emergency power system (batteries, unit equipment or an on-site generator) that will automatically illuminate the exit signs for a duration of not less than 90 minutes.”ACCESSIBLILITYProvide an accessible pedestrian route from the building accessible entrance of each suite to the new trash enclosure. Identify the designated route on the site plan. Along this accessible route, show and provide accessible route component details (e.g. curb, curb ramp, detectable warnings, marking…) on plan.Accessible routes shall consist of one or more of the following components: walking surfaces with a running slope not steeper than 1:20 (5%), doorways, ramps, curb ramps excluding the flared sides, elevators, and platform lifts. §11B-402.2The running slope of walking surfaces shall not be steeper than 1:20 (5%). The cross slope of walking surfaces shall not be steeper than 1:48 (2.083%). §11B-403.The clear width for sidewalks and walks shall be 48 inches minimum. §11B-403.5.1 exception 3.For additional site accessibility comments, refer to plan check comment on Volume 2 for balance of corrections. Update the site plan on both volume 1 and volume 2 package and those plans shall be consistent.STRUCTURALStructural design for the new trash enclosure is required. Provide (3) sets of structural plans and (2) copies of structural calculation. Plans and calculation are required to be stamped, signed, and dated by a licensed architect, civil or structural engineer by the State of California.Provide table of contents and continuous page number on each page of the structural calculation. Special Inspections (1704): The Registered Design Professional shall include a “Statement of Special Inspections” on the plans. Provide complete inspection program & list on the Title Sheet.Material Specification: Provide complete material notes and specifications on the plans.The design loads and other information pertinent to the structural design required by Sections 1603.1.1 through 1603.1.9 shall be indicated on the plans.Provide structural design for the new framed parapet wall per architectural note #111 on sheet A3.10.Sheet S-1.1.In addition to detail 3, 8 and 11/SD1, provide complete framing and foundation plans for the new rooms, stairways, loading ducks, doors and ramps. Specify ceiling, beam, structural members, wall, spacing, and direction of framing, connection details, footing, foundation details and etc on the drawings.Refer to typical location on sheet S-4.1, provide 42” high concrete guard wall at ALL ramps per architectural drawing. E.g. sheet A1.13 note #107.Grid line 1 and line J. Provide justification to check in-plane shear on the existing concrete wall due to the reduction of the shear capacity. Provide retrofit design and details if needed.Sheet S-3.1 and S-4.1. Identify location of the HSS columns, footings and anchorage detail on the foundation plan. Provide sufficient edge and end distance of the anchor bolts.Provide calculation to design the anchorage between the HSS and exterior concrete wall.Provide calculation to design the base plate and anchorage at the HSS bottom to the concrete footing. Provide anchor bolt anchorage detail and specify required footing dimensions, embedment are reinforcement on the drawings.Revise ramp wall design. Refer to detail 8/SD-1:Please revise calculation as “free-standing retaining wall” instead of “re-strained retaining wall”.Revise calculation to add 42” minimum wall above the stem wall and apply design wind load into the calculation.Refer to detail 4/SD-1. Provide calculation to design interior loading dock retaining wall.
