Signs shall be 60 inches minimum above the finish floor or ground surface measured to the bottom of the lowest sign. Exception: Signs located within a circulation path shall be a minimum of 80 inches above the finish floor or ground surface measured to the bottom of the sign.Sheet A4.03. Detail 1 and detail 3. Where doorways are located adjacent to a ramp landing, maneuvering clearances required by 11B-404.2.4 and 11B-404.3.2 shall be permitted to overlap the required landing area. Doors, when fully open, shall not reduce the required ramp landing width by more than 3 inches. Doors, in any position, shall not reduce the minimum dimension of the ramp landing to less than 42 inches. §11B-405.7.5Sheet A1.11. Obtain building permit for the new rooms, (4) stairways and doors located on the north and south side of the building. Provide architectural plans and details with relevant structural, electrical, mechanical and plumbing plans and supporting document.Sheet A1.11. Provide rooftop equipment schedule and specification including dimensions and weight of the unit on plan. This information is required to verify structural design.Sheet A3.11. The architectural roof plan and structural design (plans and calculation) for rooftop equipment anchorage shall be on the same package.Sheet A3.11. Prior to submit, please ensure all doors are cross-referenced into the floor plan. (e.g. door #111 is not available on plan) Sheet A8.21. Cross-reference all exterior storefront windows into the floor plan.EGRESSSheet G1.10. Egress planOn egress plan, revise path of travel to use “right-angle” method to draw and calculate travel distance and common path of travel. In the stairway area, the path of travel shall be measured along the actual stairway run, not cutting through the stairway.Show maximum common path of travel distance on the egress plan.Two exits are required from mezzanine level. Revise plan to show separation measured from any point along the width of the doorway to the closest riser at the exit access stairway.Delete egress path from warehouse area into the office to Exit #1. Show maximum occupant load in the warehouse area.Stairways shall show compliance with CBC Sections 1011 and 11B-504 including applicable disabled accessibility requirements.
- Provide complete architectural plan view, sections, details, and notes for stairway(s).
- Dimension stairway width showing compliance with CBC Sections 1011.1, 1005, and 1009.3.
- Dimension rise of steps shall be not less than 4” or greater than 7”. The run shall notbe less than 11”.
- Treads, nosing, and risers require compliance with CBC Section 11B-504, including no open risers and slip
resistant treads.
- CBC Section 1011.3, Dimension stairway headroom clearance. 80” minimum clearance.
- Refer to the attached stairway handout; show compliance on the drawings.Show design occupant load at each exit door and the available exit capacity on each door. Provide egress door dimensions and clear width on plan.Exit illumination and exit sign requirements in accordance with CBC Section 1013 shall be shown on the drawings. Be specific as to the type of exit signs to be installed.CBC Section 1013.1. Provide a directional exit sign at changes in exiting direction.CBC Section 1013, Requires exit signs to be readily visible from any direction of approach. No point shall be more than 100’ from the nearest visible exit sign. Revise the drawings to show compliance.CBC Section 1008, Requires means of egress from all occupied parts of the building be provided with at least 1’ candle of light at floor level. Show compliance on the drawings.Tactile exit signs shall be required at the following locations:
- Each grade-level exterior exit door shall be identified by a tactile exit with the word “EXIT.”
- Each exit door that leads directly to a grade-level exterior exit by means of a stairway or ramp shall be
identified by a tactile exit sign with the following words as appropriate:“EXIT STAIR DOWN”“EXIT RAMP DOWN”“EXIT STAIR UP”“EXIT RAMP UP”
- Each exit door that leads directly to a grade-level exterior exit by means of an exit enclosure, or an exit
passageway, shall be identified by a tactile exit sign with the words “EXIT ROUTE.”
- Each exit access door from an interior room or area to a corridor or hallway, which is required to have a visual
exit sign, shall be identified by a tactile exit sign with the words “EXIT ROUTE.”
- Each exit door through a horizontal exit shall be identified by a sign with the words “TO EXIT.”For the purpose of Section 1013.4, the term “tactile exit signs” shall mean those required signs that comply with Chapter 11A, section 1143A or Chapter 11B, section 11B-703.1, 11B-703.2, 11B-703.3 or 11B-703.5.Accessible spaces shall be provided with not less than one accessible means of egress. Where more than one means of egress is required by Section 1015.1 or 1019.1 from any accessible space, each accessible portion of the space shall be served by accessible means of egress in at least the same number as required by Section 1015.1 or 1019.1, Chapter 11A or 11B, as applicable. (1009). Provide and identify accessible means of egress design on the egress plan.Sheet A4.01. Detail 1 and detail 2. Specify tread length (11” minimum) on plan.Doors equipped with a key operated locking device shall have a readily visible, durable sign posted on the egress side adjacent to the door stating: THIS DOOR TO REMAIN UNLOCKED WHEN BUILDING IS OCCUPIED. The sign shall have one-inch high letters on a contrasting background. (CBC 1010.1.9.4)Note the following on the plans: “The means of egress, including the exit discharge, will be illuminated to a level of not less than one foot-candle at the walking surface at all times the building space served by the means of egress is occupied”.Note on the plans: “Exit signs shall be internally or externally illuminated at all times and shall be connected to an emergency power system (batteries, unit equipment or an on-site generator) that will automatically illuminate the exit signs for a duration of not less than 90 minutes.”ACCESSIBILITYRefer to the site plan comments for site accessibility comments.Show on the site plan. Entrances, exits and paths of travel – entrances, limit threshold = ½” max.; level area 60” in direction of door swing, 48” opposite door swing, 24”(exterior)/18”(interior) jamb clearance; bottom 10” of door to be smooth, uninterrupted surface, etc. (CBC 11B-404.2.5, 11B-404.2.4, Table 11B-404.2.4.1, 11B-404.2.10)Drinking fountains shall be accessible.No fewer than two drinking fountains shall be provided. When provided, one drinking fountain shall comply with 11B-602.1 through 11B-602.6, 11B-602.8 and 11B-602.9 and one drinking fountain shall comply with 11B-602.7 and 11B-602.9. §11B-211.2 (See exception)Where more than the minimum number of drinking fountains specified in 11B-211.2 are provided, 50 percent of the total number of drinking fountains provided shall comply with 11B-602.1 through 11B-602.6, 11B-602.6, 11B-602.8 and 11B-602.9 and 50percent of the total number of drinking fountains provided shall comply with 11B-602.7 and 11B-602.9. §11B-211.3 (See exception)Drinking fountains shall comply with Sections 11B-307 Protruding Objects and 11B-602 General Requirements. §11B-602.1Units shall have a clear floor or ground space complying with Section 11B-305 Clear Floor or Ground Space positioned for a forward approach and centered on the unit. Knee and toe clearance complying with Section 11B-306 Knee and Toe Clearance shall be provided. §11B-602.2Where drinking fountains are used by children, a parallel approach complying with Section 11B-305 Clear Floor or Ground Surfaces shall be permitted at units where the spout is 30 inches maximum above the finish floor or ground and is 3½” maximum from the front edge of the unit, including bumpers. §11B-602.2(See exception)Spout outlets shall be 36 inches maximum above the finish floor or ground. §11B-602.4The spout shall be located 15 inches minimum from the vertical support and 5 inches maximum from the front edge of the unit, including bumpers. §11B-602.5The spout shall provide a flow of water 4inches high minimum and shall be located 5 inches maximum from the front of the unit. The angle of the water stream shall be measured horizontally relative to the front face of the unit. Where spouts are located less than 3 inches from the front of the unit, the angle of the water stream shall be 30 degrees maximum. Where spouts are located between 3 inches and 5 inches maximum from the front of the unit, the angle of the water stream shall be 15 degrees maximum. §11B-602.6Spout outlets of drinking fountains for standing persons shall be 38 inches minimum and 43 inches maximum above the finish floor or ground. §11B-602.7Wall and post-mounted cantilevered drinking fountains shall be 18 inches minimum and 19 inches maximum in depth. §11B-602.8All drinking fountains shall either be located completely within alcoves, positioned completely between wing walls, or otherwise positioned so as not to encroach into pedestrian ways. The protected area within such a drinking fountain is located shall be 32 inches wide minimum and 18 inches deep minimum, and shall comply with Section 11B-305.7 Maneuvering Clearance. When used, wing walls or barriers shall protect horizontally at least as far as the drinking fountain and to within 6 inches vertically from the floor or ground surface. §11B-602.9Sheet A6.10. Specify 34” maximum counter height from finish floor to counter surface.Handles, pulls, latches, locks, and other operable parts on doors and gates shall comply with 11B-309.4 Operation. Operable parts of such hardware shall be 34 inches minimum and 44 inches maximum above the finish floor or ground. Where sliding doors are in the fully open position, operating hardware shall be exposed and usable from both sides. §11B-404.2.7Sheet G0.04. Detail 6. Delete pictogram on the door-mounted restroom signs.ENERGY-BUIDLING ENVELOPEIncorporate building envelope design. Attach NRCC pages, signed and completed by responsible professionals on plan.Specify building insulation within the building cross-sections.Specify U-factor, SHGC, and VT in the windows and glazed doors, located within building envelope. Special Inspections (1704): The Registered Design Professional shall include a “Statement of Special Inspections” on the plans. Provide complete inspection program & list on the Title Sheet.Material Specification: Provide complete material notes and specifications on the plans.The design loads and other information pertinent to the structural design required by Sections 1603.1.1 through 1603.1.9 shall be indicated on the plans.Obtain building permit for the new rooms, (4) stairways and doors located on the north and south side of the building. Provide architectural plans and details with relevant structural, electrical, mechanical and plumbing plans and supporting document.Provide table of contents and continuous page number on each page of the structural calculation.Sheet S-1.1 and S-1.2. Specify HSS columns on plan located along the storefronts.Provide upper level framing plan in the office area. Show design and details for ceiling framing, wall framing and lateral support between celling and mezzanine.Sheet SD-8. Detail 1.
