All items noted on this plan check report must be addressed. If you feel that an item is not applicable to your project, note “N/A” and discuss the reason with the plan checker.Please indicate the sheet number and detail to the right of each correction, or note the number on the plans where the correction is made. Resubmit marked original, calculations and this correction sheet. A separate sheet for response may be used.Resubmit 2corrected sets of plans.The applicant shall obtain clearances/approvals for the following prior to building permit issuance:
- Planning Division approval on the corrected/final set of drawings (647-5804.) Previously approved plans
should be submitted to expedite the process.
- Police Department approval on the corrected/final set of drawings (647-5840)
- Public Works Agency approval (647-5039)Mechanical, Electrical and Plumbing permit may be required. Applicant to verify and obtain appropriate permit for MEP. Sheet A-0: Applicable Codes: Please update code to the 2019 code edition. Job description: Please clearly describe the works on the second floor to legalize the works have done without the appropriate permit. And, describe the business type (operation) for the proposed space. Please note on plan: Mechanical, Electrical, and Plumbing are not part of this plan review and approval. Please note on plan: All concealed work installed without permits must be exposed for inspection to the satisfaction of the Building Inspector. This includes methods of attachment and all footings, structural members, mechanical, electrical, plumbing and insulation. Plumbing calculation: Please revise code edition to current code edition (2019). Sheet A-1: Accessible path of travel: Please verify and specify accessible path of travel shall be 5% maximum slope, measured in the direction of travel, and 2% maximum cross-slope. On the plan, please show property lines. Sheet A-2: Building addresses: Please verify with Planning for the correct addresses and transfer the handwritten info onto the electronic file prior to reprinting. Sheet A-3: Floor plan: Works constructed without permit are considered new/proposed works. Please provide proposed floor plan showing all works done without the appropriate permit as new. Provide Wall Legend to show existing vs. new construction. Provide wall construction details and clearly cross-reference details onto the plan. Provide plan with complete dimensions. On the plan, please clearly identify/specify the use of space for each room. Exit stairway door 28 (at stairway between gridline 10-11): Please revise plan to provide minimum 5-ft landing with 18” strike-edge on the pull side of door. On the plan, please specify one-hour stairway shafts. Room Finish Schedule: Room #240 – Please revise room name as elevator (not elevation). Elevator: Please provide information to show elevator is in compliance with 11B-407 for accessibility. Provide details and clearly cross-reference onto the plan. Elevator lobby (vestibule): Please show/provide one-hour rated vestibule. Sheet A-2: Stairway exit door located at the exit discharge level – Please provide door schedule and door hardware. Door hardware shall comply with the following: Egress doors/gates shall be readily openable from the egress side without the use of a key or special knowledge or effort. (1010.1.9)Openable parts of such hardware shall be 34 inches minimum and 44 inches maximum above the finish floor or ground. The force for pushing or pulling open a door shall be 5-lb maximum. Operable parts shall be operable with one hand and shall not require tight grasping, pinching, or twisting of the wrist. Sheet A-4: Accessible water closet compartment: Please show dimension for the toilet paper dispenser locate between 7”-9”, measured from the front edge of the water closet to the centerline of the dispenser. Sheet A-5: Please provide construction details for the ceiling finish. Details shall be clearly cross-referenced onto the plan.
