This review does not include mechanical, plumbing or electrical work. Separate plans, applications, fees, plan checks, and permits are required for mechanical, plumbing, and electrical work. Call 647-5800 for information.
The applicant shall obtain clearances/approvals for the following, prior to building permit issuance:
- Planning Division approval on the corrected/final set of drawings (647-5804). Previously
approved plans should be submitted to expedite the process.
- Public Works Agency approval (647-5039).
Sheet A-1. Unit 2248. Clarify on plan if the west facing windows are removed from the south-west bedroom. This window is open into the patio.
Sheet A-1. Revise building cross-sections to refer to sheet A4. E.g. 1/A4 and 2/A4.
Sheet A-1. Per plan, a new wall is proposed between units. 1-hour fire barrier wall is required to separate dwelling units. Identify location of fire barrier wall with 1-hour wall assembly detail on plan. Show construction method for 1-hour wall.
Sheet A-4. Per plan, a new wall is proposed between units. In building section A-A, show fire-separation from finish floor to the underside of the roof sheathing.
Sheet A-1. At the door #4, revise plans to indicate that a landing, with a width not less than the width of door and length in the direction of travel of not less than 36 inches, on each side of doors. [2019 CRC R311.3.1].

STRUCTURAL
Provide page number on each page of the structural calculation.
Provide dimensions on the key plan to clarify the tributary area: Ry1:11.3 feet, Ry2: 3.8 feet and Ry3: 3.8 feet. Please include the roof overhang into tributary area.
The exterior walls are reduced in length between grid line 1 and grid line 2. Please justify the existing lateral force resisting system on the proposed design.
Please clarify why the shortest shear wall (2.8 feet vs 4 feet) has the smallest demand uplift force comparing with other shear walls on the same line (2257# vs 3007#)?
Foundation plan. Provide holdown installation detail at the 2.8 feet shear wall on grid line 1. Detail 1 does not apply.
Foundation plan. Provide sill plate anchor detail into the existing concrete footing on all shear wall retrofit location and cross-reference into the foundation plan.
