If you feel that an item is not applicable to your project, note “N/A” and discuss the reason with the plan checker.Resubmit 2corrected sets of plans.The applicant shall obtain clearances/approvals for the following prior to building permit issuance: - Planning Division approval on the corrected/final set of drawings (647-5804.) Previously approved plans should be submitted to expedite the process. - Fire Department approval on the corrected/final sets of drawings ((714)573-6100) - Police Department approval on the corrected/final set of drawings (647-5840) - Public Works Agency approval (647-5039) - Grading Permit. Application is made through the Building Safety Division (647-5800) and the plan review is by the Public Works Agency (647-5039) - County of Orange Health Department approval on the corrected/final set of drawings ((714)433-6000)3rd Review Comment: Scope of works has been revised and plans have been modified. The following corrections are required. All works related to the adjacent building (under 2525 Westminster Ave) shall be under separate permit application and under a separate review. For example, the rear metal comply over the receiving area, loading dock and retaining wall, proposed warehouse, etc. The proposed warehouse should be assigned to a separate address. Reminder: An accessible route from the public sidewalk to the proposed warehouse is required – will be reviewed under a separate permit application. See comment #1 above. Sheet T-1.0, Sheet Index: Please note “For Reference Only” for Civil, Landscape, Décor, and Cooler Boxes plans.Sheet T-1.0, Sheet Index: Please note “Under a Separate Review” for Mechanical, Electrical, and Plumbing plans. Sheet T-1.0, Scope of Work: Exterior work – Item #3 metal canopy over the receiving area, and Item #9 loading dock and retaining wall, shall be under a separate permit application. Please omit item #3 and item #9 from scope of work. Sheet T-1.0, Scope Work: Interior work – Item #7 new warehouse on adjacent building shall be submitted under a separate permit application. Please omit item #7 from scope of work. Sheet T-1.0, Building Data: Please adjust floor area of the building for without the adjacent warehouse space. Sheet SD1: An accessible route shall be required between the warehouse and the supermarket. Please show on plan. Sheet A1.1 & A1.7: It appears that new trellis is proposed at the front of the building (between gridlines 6 – 7.5) – Please remove trellis. Otherwise, provide fire-rated walls with parapet adjacent to the property line. Please coordinate and revise plans affected by the trellis. Structural: Reminder – the structural information for the works under 2525 Westminster should be included under the separate submittal (ex. Rear canopy, loading dock and retaining wall, wall ties, etc. (End of Comment)
