DESIGN IS COMPLETE CHANGED. THIS IS A BRAND NEW PATIO ENCLOSURE.Please see corrections on submitted plans. Red marked set must be returned with revised plans. Plans resubmitted without the red markup set may result in delayed review time and additional plan check fees.All items noted on this plan check report must be addressed.Please indicate the sheet number and detail to the right of each correction, or note the number on the plans where the correction is made. Resubmit marked original, calculations and this correction sheet. A separate sheet for response may be used.
The applicant shall obtain clearances/approvals for the following, prior to building permit issuance:
-Planning Division approval on the corrected/final set of drawings (647-5804). Previously
approved plans should be submitted to expedite the process.
- Police Department approval on the corrected/final set of drawings (647-5840).
-Public Works Agency approval (647-5039).
Add note to plan: “Patio covers shall be used only for recreational, outdoor living purposes, and not as habitable space.” (CRC AH101.2).
Provide complete floor plan of the existing house. Label all the bedrooms and provide dimensions and opening area of the existing window and exterior door. An existing emergency egress opening from bedrooms shall not open into the patio enclosure. (AH103.2).
The proposed patio height exceeds maximum allowable height 12 feetabove grade. Please clarify and review design on plan. (AH104.1).
The existing doors and windows separation enclosed patio and existing house shall be remain. Do not remove the existing sliding door.
Revise plans to indicate that a landing, with a width not less than the width of door and length in the direction of travel of not less than 36 inches, will be provided on each side of doors. The elevation of landing shall not exceed 1 ½ inch difference than the threshold of the doorway (7 3/4 inch if door does not swing over the landing or steps) in each direction.
Specify finish floor elevation of first floor at the patio enclosure and the existing house. Show approach to prevent storm water not to flow into the existing house from the enclosed patio. (CBC 107.2.5)
Enlarge the openings of the longer wall and one additional wall not less than 65 percent of the area below 6 feet 8 inches of each wall, measured from the floor. The openings provided is not sufficient:
Short wall: required opening: 15’x6.7’*0.65=65.4 sf. >64.9 sf. provided. NO GOOD.
Provide 2% slope of the slab for patio enclosure slab surface drainage. Identify the direction of slope on plan to show the drainage pattern from the enclosed patio to the yard. The drainage pattern shall not be blocked by walls. (Enclosed patio is considered as outdoor space)
Specify ICC approval number, manufacturer’s name and model for roof coverings over the new patio enclosure. (CRC R905.3.4 and R905.3.5)
Provide wall assembly detail 7/A2.
Provide special inspection statement and list all items requiring inspection. E.g. Concrete compressive strength greater than 2,500 psi.
Provide (2) copies of structural calculations.The structural calculation cover page shall be stamped, signed and dated by the engineer of record.
Clarify the roof framing plan and detail AA/A-3 to be consistent where connected to the existing house. The roof framing plan shows the rafter is higher and above the exiting house, but the section and architectural roof plan shows the built-up cricket.
Provide structural design to support the hips and roof framing. Design king posts, ceiling beams, posts to provide continuous load path to the footing with connection details.
Clarify the 4x4 and 4x6 headers are new or existing, located within the existing openings of the wall between patio enclosure and the house.
A ceiling beam is supported by the 4x4 header. Provide calculation to justify this header and its support.
Design (3) headers and their support within the long wall.
Please review and justify detail 5/A3. The half of the new patio roof is support only relying on the lag screws. Revise design as needed:
Provide comprehensive calculation to check the 2.5” lag screws to support both gravity and lateral force. Check combine loading effect.
The screw is support by 2x blocking. Provide connection design of the blocking to support the rotation force from the screw. OR revise design.
Justify detail AA/A3 to show correct building height, measured from the natural grade. Also see red marks on the drawings.
Revise calculation to determine seismic and wind force on the new enclosed patio. The wind projection area showing 665 sf and 731 sf appears not matching the new enclosed patio. The roof area and wall length to determine the effective seismic weight shall match the enclosed patio. (calculation shows 2190 roof area and 209 feet wall length does not match plan)
Update lateral analysis based on the revise loading from above comment.
Provide grid line on each lateral force resisting system.
Provide calculation and connection details to design the shear wall, located at the common wall between the house and patio enclosure.
Provide shear transfer detail at the top of the shear wall and roof diaphragm at the 4 feet and 14 feet shear walls.
Clarify detail 2/A2 if the torch-down roof are used or other roof covering. Please make consistence with architectural design.
Increase footing depth to provide minimum embedment plus cover for AB1x30 and SSTB. The 18” deep grade beam footing and 12” deep continuous footing appears insufficient. See red lines on plan.
Increase grade beam size on the foundation plan (33”x47”) to match detail 4/A2 (36”x50”).
Sheet WSW-1. The engineering stamp is not from the engineer of record.
