All items noted on this plan check report must be addressed.Please indicate the sheet number and detail to the right of each correction, or note the number on the plans where the correction is made. Resubmit marked original, calculations and this correction sheet. A separate sheet for response may be used.Please return marked up set of drawings with corrections.This review does not include mechanical, plumbing, fire sprinkler system, or electrical work. Separate plans, applications, fees, plan checks, and permits are required for mechanical, plumbing, fire sprinkler systems, and electrical work. Call 647-5800 for information.The applicant shall obtain clearances/approvals for the following prior to building permit issuance:
- Planning Division approval on the corrected/final set of drawings (647-5804.) Previously approved plans
should be submitted to expedite the process.
- Fire Department approval on the corrected/final sets of drawings ((714)573-6100)
- Police Department approval on the corrected/final set of drawings (647-5840)
- Public Works Agency approval (647-5039)
- Grading Permit. Application is made through the Building Safety Division (647-5800) and the plan review is by the Public Works Agency (647-5039)
- School District Compliance Certificate; a copy of the school fee worksheet, signed by the plan check engineer, shall be required by the School District to verify the scope of work.Please remove all landscape (L sheets) and fuel (F sheets) sets from building plan check set OR add notes “for reference only” on each sheet in the sheet index and on each drawing title block.Please print all plans to scale and match the scale called out on plan. Please review all sheets before submission. (E.g. sheet A1.0, S4.0…)Each sheet of the walk-in-box shop drawings shall bear the stamp and signature of a California registered civil engineer, structural engineer, or architect.Sheet T1.0. Please list all deferred submittals/separate permit items on the cover sheet. The Architect shall provide a detailed and complete Deferred List on the title sheet listing all items to be deferred including the structural elements (e.g. pre-fabricated trusses...)Sheet A3.0. Mechanical Equipment (CBC 1015.6): Guards shall be provided where various components that require service are located within 10 ft. of a roof edge or open side of a walking surface located more than 30 inches above the floor, roof, or grade. The guard shall extend not less than 30 inches beyond each end of such components.Complete all soffit and furred out wall details. Please provide complete detailing, including number, type, location of fasteners and how attachment is made to the building structure. Show compliance with CBC Section 803.Refer to sheet A4.0. Please submit (two) hard copies of the UL-ER-1306-1 report to show the GAF roof covering is evaluated and certified under the current version of the applicable codes.Refer to sheet A4.0 AND sheet CA 2.0 and other related locations. Color Note L: Please specify name of the product, manufacturer’s information and third party approval test report number (e.g. ICC, UL or IAPMO number) for tile roof covering above the tower area on plan. The ICC ESR-1900 report appears no longer available.Please provide detail of roof construction assembly.Note on drawings:
- CBC Section 1204.3, Artificial light. Artificial light shall be provided that is adequate to provide an average illumination of 10’candles (107 lux) over the area of the room at a height of 30”above the floor level.CBC Section 718.2.2, Please update drawing details to provide fire blocking in concealed spaces of stud walls and partitions, including furred spaces at the ceiling and floor level and at 10 ft. intervals both vertical and horizontal.Sheet CA1.0. Add note to plan:” The vehicle shall be fueled on noncoated concrete or other approved paving material having a resistance not exceeding 1 megohm as determined by the methodology in EN 1081. (CBC 406.7.1).EGRESSAll occupants shall have access to two exits from the floor. (CBC Tables 1006.3.3). One exit: Single story building with maximum occupant load of 49 (A, B, E, F, M, U) and less than 75 ft maximum common path of egress travel distance to exit (see exceptions for B, F, and S).Refer to redlines on sheet A1.0. The travel distance measured from walk-in cooler is 94 feet which exceeds 75 feet. Therefore, two means of egress from both walk-in cooler and walk-in freezer are required to the exterior of the building. Please revise plan.Refer to above comment, two Exits or Exit Access Doorways are required (CBC 1007.1.1): Exit and exit access doorways shall be separated by a distance not less than 1/2 the length (1/3 in sprinklered building) of the maximum overall diagonal dimension of the building or area to be served measured in a straight line between them.Refer to sheet A1.0. Please revise and clarify the wording on the tactile exit signs:
- Each grade-level exterior exit door shall be identified by a tactile exit with the word “EXIT.” (E.g. at exterior exit door #D1)
- Each exit access door from an interior room or area to an accessory intervening space which is required to have a visual exit sign, shall be identified by a tactile exit sign with the words “EXIT ROUTE.” (E.g. at interior exit access door #D3)Note on plans: “Egress doors shall be readily openable from the egress side without the use of a key or special knowledge or effort.”Note the following on the plans: “The means of egress, including the exit discharge, will be illuminated to a level of not less than one foot-candle at the walking surface at all times the building space served by the means of egress is occupied”.Note on the plans: “Exit signs shall be internally or externally illuminated at all times. Externally illuminated exit signs shall be connected to an emergency power system (batteries, unit equipment or an on-site generator) that will automatically illuminate the exit signs for a duration of not less than 90 minutes in case of primary power loss.”ACCESSIBILITYRefer to sheet SD1.1. Please show the walkway width by the exterior main entrance door #D1. The front approach level area shall have a length in the direction of door swing of at least 60” as measured at right angles to the plane of the door in the closed position. (CBC 11B-404.2.4.1 & Table 11B-404.2.4.1)Refer to sheet SD1.1. Please revise site plan to provide minimum 18-foot long van accessible parking space and itsaccess aisle. The required length cannot overlap with walkways or vehicular ways. Plan shows only 16 feet provided. §11B-502.2, Figures 11B-502.2 and 11B-502.3Refer to sheet SD1.1 detail 3. Please show the following signage information on plan: “…Towed vehicles may be reclaimed by telephoning The Santa Ana Police Department at (714) 245-8665. 5.407.2.2.1 Exterior Door Protection
Primary exterior entries shall be covered to prevent water intrusion by using nonabsorbent floor and wall finishes within at least 2 feet around and perpendicular to such openings plus at least one of the following:
An installed awning at least 4 feet in depth.
The door is protected by a roof overhang at least 4 feet in depth.
The door is recessed at least 4 feet.ENERGYEnergy calculation is required to review this project. For further review of the C-store building, please submit (2) copies of building envelope design in compliance with 2019 California Energy Code requirements. Incorporate each page of NRCC forms into the drawings. Note that plan check corrections may apply after completion of building envelope design review.TRASH ENCLOSURESheet SD1.1. Show fire separation distance (FSD). Provide measurement on plan from the exterior face of the trash enclosure perpendicular to the south lot line.Where fire separation distance is less than 10 feet. Per CBC Table 602, provide 1-hour construction on the steel frame construction. Provide fire protection details on plan.Refer to south elevation 20B/SD2.1, the opening between the top of CMU wall and below the steel frame shall not exceed the maximum area per CBC Table 705.8 (unprotected, nonsprinklered). Please review and revise design. In this detail, provide area calculation to show the opening area complies code requirements.STRUCTURALPlease provide ceiling level framing plans for construction of the interior restroom and interior non-bearing partitions with structural connection details for the ceiling, walls, furred walls, and free-standing partitions for vertical and lateral support.Please provide a letter that the consulting geotechnical engineer has reviewed and approved the foundation plans. The letter shall bear the stamp and signature of the geotechnical engineer. (1803)Sheet S5.3. Please provide missing detail 7/S6.1 as cross-referenced in Detail 1.Provide a current ICC ESR report for the roofing material & specify on plans: “Roofing material on the roof shall not exceed ___ pounds per square foot.”Pre-fabricated trusses (32” Red-S): Drawings, layout plan and calculations required to complete plan check shall be wet stamped and signed by a Registered Design Professional and must be reviewed and accepted by the Project Engineer or Architect with stamp and wet signature.
Trusses (32” Red-S)– please provide the following notes on the plans:
Submit two (2) sets of truss calculations and plans to the city for separate plan check.
The truss calculations and plans shall include review of roof, mechanical and lateral loads (chord/strut & brace loads); also include review of top chord and bottom chord for axial + flexure between panel joints.
The truss calculations and plans shall be stamped and signed (include expiration date) by a licensed civil/structural engineer.The truss plans shall be “review stamped” and signed by the Registered Design Professional of Record.Please provide shear wall calculation for the south and west CMU walls. (Special reinforced masonry shear wall, R=5).A hold own (HDU14) is required at each end of the shear wall per calculation page 32 on the north shear wall. Please provide the missing hold own at the intersection of the CMU wall or provide detailed justification along the entire load path to the soils. Justify detail 6/S6.2 on 3x6 wood, anchor bolts, CMU walls and design anchorage to the concrete foundation to support 13017# vertical force.Sheet S2.1. Refer to detail 19/S2.1 and other similar locations. Canopy. Please clarify steel purlin design on plan. Specify the steel beam, location, connection and support on the framing plan.ROOF MOUNTED EQUIPMENT.
