The applicant shall obtain clearances/approvals for the following, prior to building permit issuance:
-Planning Division approval on the corrected/final set of drawings (647-5804). Previously
approved plans should be submitted to expedite the process.
-Public Works Agency approval (647-5039).
PLAN CHECK COMMETNS
Sheet T24-1. Add new 5’x6’8” glazed door into section I fenestration design in energy calculation.
Plan review response: Energy design is not revised which does not design new glazed door. According to building elevation and note #4 on sheet A-1, glazed door is provided. However, note #5 on sheet A-2 shows solid cord door. Please make design consistent on architectural plans and energy design.
STRUCTURAL
At the exterior wall of the kitchen with enlarged opening for the new glazed door, provide lateral force resisting system design along the exterior wall. Provide structural calculation and lateral shear transfer detail at the top and at the bottom of the shear wall.
Plan review response:
Provide shear transfer detail showing load path from roof diaphragm to strong-wall.
Revise strong-wall concrete grade beam width to 33” and show minimum edge distance 17.5” on the foundation plan. (per calculation page 12)
Attach standard Simpson Strong wall manufacture detail sheetsto show connections at top and bottom of new 18 “Strong wall panel.
Plan review response: Plans to be signed and dated by the licensed design professional.
