GENERAL REQUIREMENTS
Clearances – Please read your Plan Check Checklist for clearances prior to the permit issuance. Submit plans to the Orange County Fire Authority (OCFA) if you answer “Yes” to any part of questions 1 through 10 on the plan submittal criteria.
Redline Pickups Instructions - The drawings markups (redlines) are available, but you do not need to pick it up. This Plan Check Comments cover all of the correction items. If you decide to pick up the redlines, it is available at the building-division counters located at the City Hall Ross Annex building. The business hour is Monday through Thursday and alternative Fridays from 8:00 am to 1:00 pm. See the Holiday and Closed Friday Schedule before you plan your visit.Note that there are two redlines set of plans. The structural redlines and the architectural redlines are rolled into one bundle.
Resubmittal Instructions – Please provide a written response to the Plan Check Comments. Provide two copies of the latest construction document (drawings, calculations, and others related document). Provide one additional copy of drawings for new constructions or additions. Resubmit all construction document with one of the three options below:
Resubmittal Bin:Complete the Plan Check Re-Submittal Form along with the resubmittal. The resubmittal bin is available at the City Hall Ross Annex lobby, Monday through Thursday and alternating Fridays from 8:00 am – 4:00pm. See the Holiday and Closed Friday Schedule before you plan your visit.
Walk-ins: Daily walk-ins are available for resubmittals at first come first serve basis. Please note all scheduled appointments will be served first prior to any walk-ins.
Appointment: Call the Building division at 714-647-5800 to schedule a resubmittal appointment, or contact your assigned permit counter staff for your specific project.
Plan Check Expiration – This plan-check will expire after 180 days from the submittal date unless the applicant request for an extension. The extension request must be in writing and demonstrate a justifiable cause. The Building Official is authorize to grant a one-time extension of additional 180 days. If the plan-check expires after December 31, 2022, the new 2022 California Code of Regulations will be in effect; an expired plan designed with the 2019 California Code of Regulations will be no longer acceptable after December 31, 2022.

Sheet T1.1
Under the Sheet Index - Please indicate that the mechanical, electrical, and plumbing (MEP) plans are under separate permits.
Under Project Data, please specify the type of fire-sprinkler installation on this building. (NFPA 13, NFPA 13R, or NFPA 13D sprinkler system)
Under Project Data, revise the basic allowable area to 16,500 square feet for the garage.
Please stamp and sign all architectural drawings.
Sheet A1.1
On the site plan, show an accessible route from exterior door #5 to the trash enclosure.
There are two gates near the public right of ways. Relocate the gates away from the public right of ways so that the landings are within the property line. The minimum dimension of a landing is 44 inches in the direction of egress travel.
The site plan shows dash lines that appears be accessible routes. Provide a description or a legend to identify as such.
The total square footage appears to be inaccurate. The first floor area is 2,972 S.F. The second floor area is 2,347 S.F. The total floor area should be 5,319 S.F. (2972 + 2347), however the plan shows the total area of 5,270 S.F.
Keynote #22 is pointing at the accessible parking stall and the standard parking stall. The marking on the accessible parking stall must be a blue color.
On keynote #24, provide and cross-reference the accessible parking space and signage details.
The fire rated construction plan showsthe one-hour floor assembly between the residential occupancy on the second floor and the business occupancy on the first floor. The bearing walls that supports the one-hour floor assembly are also require to be one-hour fire rated. Please see the next page for the bearing wall locations.

Detail 10 & 18: The gates do not have a closer. It has a pair of heavy-duty spring loaded pivots. Replace gate note #3 with the following:” The gate spring hinges shall be adjusted so that from the open position of 70 degrees, the gate shall move to the closed position in 1.5 seconds minimum.”

Structural Review Comments
Soil Report: Seismic factor shall be evaluated based on the latest adapted code of ASCE 7-16, and not based on ASCE 7-10. Verify giving information given within soil report is adequate, and revise/update where is necessary.
