This building permit cannot be issued unless the following permit are obtained:Alteration of doors and windows shall be added to the permit scope of work. Alteration of windows or glazed door shall comply with 2019 CEC.New large building openings.New awnings. (e.g sheet A-801 north elevation). Provide dimension, specification and structural design and connection details for the new awnings.PC2: Please add it to the scope.Two windows and one door is removed per plan. Two means of egress are required from the remotest point of the building to the public street due to the common path of travel (93 feet) exceeds 75 feet per Table 1006.3.3(2). Revise design to provide second egress door. Doors shall comply with 1010 and 11B-404.Delete illuminated signs from sheet A-501 (see redmarks) which are not located at the exit doors.Provide exterior door landing on plan with dimensions. Show design method to comply with accessibility and not to be encroached by park cars and landscape.Note the following on the plans: “The means of egress, including the exit discharge, will be illuminated to a level of not less than one foot-candle at the walking surface at all times the building space served by the means of egress is occupied”.Note on the plans: “Exit signs shall be internally or externally illuminated at all times. Externally illuminated exit signs shall be connected to an emergency power system (batteries, unit equipment or an on-site generator) that will automatically illuminate the exit signs for a duration of not less than 90 minutes in case of primary power loss.”ACCESSIBILITYPlease show accessible routes within the boundary of the site from public transportation stops, accessible parking and accessible passenger loading zones, and public streets or sidewalks to the proposedbuilding accessible entrance.When alterations or additions are made to existing buildings or facilities, an accessible path of travel to the specific area of alteration or addition shall be provided unless otherwise exempt. (CBC 11B-202.4)Along the exterior accessible path of travel, identify curb ramps, detectable warnings, accessible route width and required maneuvering space at the exterior door landing on plan. Identify all features with details that will be altered to bring into current compliance with (CBC 11B-202.4)Entrances, exits and paths of travel – entrances, limit threshold = ½” max.; level area 60” in direction of door swing, 48” opposite door swing, 24”(exterior)/18”(interior) jamb clearance; bottom 10” of door to be smooth, uninterrupted surface, etc. (CBC 11B-404.2.5, 11B-404.2.4, Table 11B-404.2.4.1, 11B-404.2.10)PC2. Response to item 1 through 4. Plans are still lack of required information by Code and still not clear. Please revise and provide enlarged site plan, design and details to provide design complying with Code.Fill out the disabled access compliance documentation form. Clarify in the form and on plan if the existing accessible path of travel fully or partially complies with 2019 CBC and show if any proposed design, detail and location of improvement in compliance with accessibility requirements along the accessible path of travel in accordance with CBC Section 11B-202. Note: Return the filled form at the next plan check submittal.PC2: The form is not submitted.Sheet A-401. Clarify if there is any accessible restroom located within the building. If not, show on the site plan and provide accessible route where the accessible restroom serves this building.NEW COMMENTSDoor #02D shall be accessible:Door openings shall provide a clear width of 32 inches minimum. Clear openings of doorways with swinging doors shall be measured between the face of the door and the stop, with the door open 90 degrees. Openings more than 24 inches deep shall provide a clear opening of 36 inches minimum. There shall be no projections into the required clear opening width lower than 34 inches above the finish floor or ground. Projections into the clear opening width between 34 inches and 80 inches above the finish floor or ground shall not exceed 4 inches. §11B-404.2.3Maneuvering clearances for forward approach shall be provided when any obstruction within 18 inches of the latch side an interior doorway, or within 24 inches of the latch side of an exterior doorway, projects more than 8 inches beyond the face of the door, measured perpendicular to the face of the door or gate. §11B-404.2.4.3Thresholds, if provided at doorways, shall be ½ inch high maximum. Raised thresholds and changes in level at doorways shall comply with 11B-302 Floor or Ground Surfaces and 11B-303 Changes in Level. §11B-404.2.5.Handles, pulls, latches, locks, and other operable parts on doors and gates shall comply with 11B-309.4 Operation. Operable parts of such hardware shall be 34 inches minimum and 44 inches maximum above the finish floor or ground. Where sliding doors are in the fully open position, operating hardware shall be exposed and usable from both sides. §11B-404.2.7The force for pushing or pulling open a door shall be 5 pounds maximum.Swinging door and gate surfaces within 10 inches of the finish floor or ground measured vertically shall have a smooth surface on the push side extending the full width of the door or gate. Parts creating horizontal or vertical joints in these surfaces shall be within 1/16 inch of the same plane as the other and be free of sharp or abrasive edges. Cavities created by added kick plates shall be capped. §11B-404.2.10STRUCTURALPlans and the scope of work does not match. New design and, building permit may be required. New corrections may apply.PC2: Please provide structural design and detail for 2 new openings (no doors) on the east side of the exterior wall.Provide specification and ICC number for the CFS studs.PC2: Not found. Please indicate sheet number and notes or detail number where the ICC number can be found.The cover page of the structural calculation shall be signed by the engineer who stamps the calculation. (2) copies of calculation are required.PC2: Only (1) copy of calculation is submitted.Provide connection design for the new Neo-lith sintered stone ventilated façade attached to the new framing. Provide attachment details and calculation to justify the design.PC2: Per revised architectural plan, the exterior covering is changed to Moto-extrusions façade system. Please update structural calculation.Provide structural design, calculation, framing and connection details for the new Awning. (Refer to architectural plans and detail 9/D-400).Sheet S1. The east side of the building shows no parapet bracing and not shown in the building section 1/A-701 and 1/A-702. Please clarify with architect and clarify on the structural plans.Detail 1 and 2/SD1.0:Provide wind calculation for components and cladding to design the 8 feet tall parapet. Specify the bracing member specification and space. Provide design to support the most critical out-of-plane lateral force.Provide design and detail to support the lateral in-plane force on the new CFS wall.Provide connection design and detail at the bottom of the metal stud to transfer the design load to the building frame and to the foundation.Design and detail the connection of CFS kicker to L-Plate. Design and specify the CFS studs on plan for both parapet wall and furred walls. Call out specification, spacing and attachment on plan.Specify L-Plate.Clarify air gap between CFS studs and CFS stud to A-frame on detail 1/SD1.0 and 2/SD1.0 to be consistent. Show dimensions of the air gap on plan. The calculation from Simpson Strong-tie CFS designer is NOT CLEAR. Provide explanatory calculation to obtain the demand force and moment apply to the member.
