All items noted on this plan check report must be addressed. If you feel that an item is not applicable to your project, note “N/A” and discuss the reason with the plan checker.Please indicate the sheet number and detail to the right of each correction, or note the number on the plans where the correction is made. Resubmit marked original, calculations and this correction sheet. A separate sheet for response may be used.Resubmit 2corrected sets of plans.Meetings between the project applicant/designer and the plan reviewer shall be by appointment only. Please call (714) 647-5830 for an appointment.
General Requirements
This review does not include Mechanical, Electrical, and Plumbing (MEP). If the MEP plans were included into one set of plan, please separate the MEP plans from the architectural and structural plans.
For any proposed Mechanical, Electrical, and Plumbing (MEP) work, submit a separate MEP applications, fees, and plans to the Building Division. Click on the hyperlink to download the applications or schedule an appointment for plan submittal.
Please obtain approval from the following agencies prior to the building permit issuance:
☒Planning Division – Planning division approved this project.
☒Public Works Agency (PWA)– Obtain PWA clearance after Building division approves the plan.
☒Police Department (PD) – Obtain PD clearance after Building division approves the plan.
☒Orange County Fire Authority (OCFA) – Submit plans to OCFA as soon as possible.
When all other agencies approve the project, click on the hyperlink to schedule an appointment with the Building Division for permit issuance.
Redline Pickups Instructions - The drawings markups are available but not required to be picked up. This Plan Check Comments cover all of the correction items. Should you decide to pick up the drawing markups, it is available at the building division counters located at the City Hall Ross Annex building. The business hour is Monday through Thursday and alternative Fridays from 8:00 am to 1:00 pm. See the Holiday and Closed Friday Schedule before you plan your visit.
Resubmittal Instructions – Please provide a written response to the Plan Check Comments. Provide two copies of the latest construction document (drawings, calculations, and others related document). Provide one additional copy of drawings for New Constructions or Additions. Resubmit all construction document with one of the three options below:
Option 1: Resubmittal Bin
Complete the Plan Check Re-Submittal Form along with the resubmittal. Resubmittal Bin is available at the City Hall Ross Annex lobby Monday through Thursday and Alternating Fridays from 8:00 am – 4:00pm. See the Holiday and Closed Friday Schedule before you plan your visit.
Option 2: Walk-ins
Daily Walk-ins are available for resubmittals at first come first serve basis. Please note all scheduled appointments will be served first prior to any walk-ins.
Option 3: Appointment
Contact the Building department at 714-647-5800 to schedule a resubmittal appointment, or contact your assigned permit counter staff for your specific project.
Plan Check Expiration – This plan-check will expire after 180 days from the submittal date unless the applicant request for an extension. The extension request must be in writing and demonstrate a justifiable cause. The Building Official is authorize to grant a one-time extension of additional 180 days. If the plan-check expires after December 31, 2022, the new 2022 California Code of Regulations will be in effect; a plan submittal design with the 2019 California Code of Regulations will be no longer acceptable after December 31, 2022.
Sheet A-1.00
Under the Sheet Index, revise the first two sheet numbers to match the actual sheet number at the title block. The Sheet Index shows the title sheet as T-1.00, but the actual sheet number at the title block is A-1.00.
Under the Sheet Index, specify that the plumbing drawingsare reviewed under a separate plumbing plan-check.
Under the Scope of Work, specify the floor area of the 3-headstart classrooms and the shaded structure.
Under the Scope of Work, specify the change of use from the arts/craft room and the weight room to the toddler classrooms and infant room.
Specify the existing occupancy groups from A-3/B to the proposed occupancy groups A-3/E/B.
Revise the code edition to 2019 on General note #1.
Where are the plans for the shaded structure?
Sheet A-1.01
Under the Code Analysis, the note with code section reference 305.2.1 is not accurate. Section 305.2.1 allows day-care rooms within places of religious worship to be classified as the primary occupancy. This facility is not a place of religious worship.
Revise the occupant-load factor:
Classroom: 20
Day-care: 35
Offices: 150
Kitchen: 200
Revise the occupant-load factor per plan check comment #15, and then calculate the occupant load in the toddler classrooms, the infant room, and the exterior play area.
Sheet A2.01
The exterior door at the hallway between the game room and the infant classroom requires a panic hardware since the total occupant load from the infant play area and the infant classroom is equal or more than 50.
Sheet A5.0
Show the 5-foot wheelchair turnaround space on the toilet plan.
Specify the 1’-2” maximum dimension from the floor to the dispenser on the interior elevation toilet plans.
