T24.8) on the next submittal. The plans might have been separated at the counter. In city of Santa Ana, the MEP plans are separated from the architectural and structural drawings. The mechanical reviewer reviews the mechanical energy portion; the electrical reviewer reviews the electrical energy portion; and the building reviewer reviews the building-envelope portion.Sheet A0.3At the exterior door between unit 9 and unit 11, specify the landing dimension before the ramp-run. The minimum landing dimension is 44 inches.The exterior ramp near unit 9 shows the ramp-run slope of 1:12. Both bedrooms are labeled bedroom 1.Show the smoke detector in the bedrooms and outside the bedroom.Show the carbon monoxide location in each dwelling unit.Sheet A-2.0AThe bearing walls supporting the one-hour floor ceiling assembly shall be one-hour fire rated. The one-hour floor ceiling occurs below unit 17 and 18. The bearing walls are located at the north exterior wall and the walls between the “hallway”. Revise the wall legend at those walls as necessary.In dwelling unit 8, a stacked washer and dryer is in the bedroom. Are the washer and dryer use electric power or gas? A carbon monoxide device is needed for gas washer and dryer.Keynote 37 describes handrail extension of 12 inches on top of the stairway. However, on sheet A2.1A, the handrails do not extend 12 inches. It is acceptable to not have the 12 inches extension at the top of the stairway since the extension reduces the required egress width and causes hazard. Revise note 37 to be consistent with the design on sheet A2.1A.Sheet A6.0On the front elevation, there are three risers in front of the main entrance; however, the floor plan and the Right-side elevation shows four risers.On the Right-side elevation, revise the handrail-height dimension to 3 feet.Structural DrawingsNo structural review comments.[END]
