All items noted on this plan check report must be addressed. If you feel that an item is not applicable to your project, note “N/A” and discuss the reason with the plan checker.Please indicate the sheet number and detail to the right of each correction, or note the number on the plans where the correction is made. Resubmit marked original, calculations and this correction sheet. A separate sheet for response may be used.Resubmit 3corrected sets of plans.The applicant shall obtain clearances/approvals for the following prior to building permit issuance:
- Planning Division approval on the corrected/final set of drawings (647-5804.) Previously approved plans
should be submitted to expedite the process.
- Fire Department approval on the corrected/final sets of drawings ((714)573-6100)
- Police Department approval on the corrected/final set of drawings (647-5840)
- Public Works Agency approval (647-5039)
- School District Compliance Certificate; a copy of the building permit application, signed by the plan check
engineer, shall be required by the School District to verify the scope of work. Refer to the attached handout.Plans were incomplete. Plan review will continue at time of resubmittal and additional comments may be required. Sheet T-1: Applicable Codes: Please include the 2019 California Energy Code, and California Green Building Code. There are two buildings on the same lot. Please separately list/specify the floor area for each portion of the building. Sheet A-1: Accessible route: For clarity, please specify/indicate the arrows are representing as an accessible route. Accessible route: On the plan, please specify accessible route shall be 5% maximum slope, 2%maximum cross-slope and 48” minimum width. On the plan, please show concrete curb ramps and provide detail for each location to show compliance with 11B-406. On the plan, please show/provide detectable warning where required and provide detail to show compliance with 11B-705.1. (11B-247)Accessible parking stalls: Please provide details of accessible parking spaces to show compliance with 11B-502, including markings and signage. Floor Plans: Please provide complete floor plans for the first level and the mezzanine. Show dimensions, all rooms and spaces, specify the use of each room/space, etc. Mezzanine: Please show mezzanine is in compliance with Section 505, CBC. Provide building sections cut through the proposed mezzanine area. Provide details and dimensions for stairway to show compliance with Section 1011 for egress, and 11B-504 for accessibilities. Provide details for handrails and guardrails in accordance with Section 1014 and 1015, respectively. Provide ceiling and wall finishing details. Please provide accessible restroom(s). On the plan, please show location of restrooms and provide information to show restrooms in compliance with 11B, Division 6. Egress Plan: Please provide an egress plan for both level. Plans were incomplete. Plan review will continue at time of resubmittal. Structural Review Comment: On the plan, please show/provide Structural Safety Warning for storage as required by structural engineer. (Structural Safety Placard)Plan must be legible – Please increase line thickness/weight and contrast. Sheet S-1: Details referenced called out plan was not accurate. Please revise plan to reference details to the correct sheet. On the plan, please provide structural notes/specifications for wood, steel and concrete. Detail E/S2: Please clarify connection between steel floor joists to steel beam. Please specify fasteners specification and sizes. Steel columns to beam connection: Please provide detail to show moment connection of columns to beams. Steel columns to footing: Please provide foundation plan and details to show footing support of new columns, including anchorage. Please provide steel column section for the tapered columns. Provide lateral analysis for the proposed mezzanine. Please show seismic gap between the new mezzanine and existing wall; otherwise, show positive connection between the existing wall and new mezzanine. Steel beams adjacent to the existing building wall: Beams do not align – Please provide detail to show support of beams. Provide calculation. (End of Comment)
